Homestead gives you an apartment to live in, then deducts the rent from your pay. If you live in a nice building your unit is nice. If you live in a not so nice building guess what? They don’t pay you enough money to save enough to pay first and last anywhere else so it is hard to leave the job. You are on duty 24/7. Dealing with stupid requests at 3am is not fun. I had a tenant I didn’t know come and knock on my door at 10 o’clock at night to open a jar of pickles for them. We covered other buildings every other weekend as part of our regular schedule. If the staff at those other buildings were stupid and lazy, your job got infinitely harder. At the end of the month, depending on the building or time of year, you may have as many as six apartments change hands. That means you have to clean up to 6 filthy dirty disgusting units, on top of your regular duties. They claim that they will send you extra staff to help, but they don’t. If you have a problem tenant, (there were meth heads at our building), be prepared for lots of late night shenanigans and dealing with the police constantly. Be prepared to be woken between midnight and dawn every night. Be prepared for miles of red tape and no help from head office. It took over seven months to remove these losers from our building, all the while getting death threats that no one else took seriously. You will be treated like dirt by tenants. You will be treated as a slave by the company. Many other reviews mention the staff Christmas party and summer picnic. If those things compensate you for the fact that you are literally chained to your work even on your days off, then you have low standards. I worked three of my “off” weekends in a row, and when I mentioned it to my property manager I was told that I knew what I signed up for. I did not sign up to work two months with zero time off. They expect building managers to deal with move ins on their days off. If month end falls on your weekend off you will probably be working cleaning units that turn over. Some tenants just don’t move out until the last minute, but the company is too money hungry to not rent each unit the second it comes empty,( they are usually rented before they become empty), so you have no time at all to turn over a dirty unit. Month end is often very high pressure time. Your spouse may end up working in a rental office on the weekends you work, leaving one person to clean two buildings by themselves. Your reward for working your guts out for greedy people, with lazy people, to provide a nice clean place to live for some very nice people and a few bad apples, is extremely low pay and an apartment that you are taxed on as though they paid you your rent in cash. If you like working 24 hours a day for months on end for $500 or less take home every TWO WEEKS, then this job is for you. I worked hard every day for over a year, then my partner became injured and we were forced to quit. This job has incredibly high turnover and is tough on relationships. They dress it up to make it look good but it will crush your soul, and wreck your body.

I saw myself working there for a long time but the team I worked with did not teach me what I needed to know to do my job properly. Homestead in my opinion is a company ment for a fully licensed HVAC Technician to work there and just do maintenance all day until they retire. It’s a really laid back job. If you’re an up coming/learning tech and new to commercial HVAC, you’ll be very bored at this job and will left craving more and will be stuck doing only filters and belts all day while your co workers get to work on chillers and Boiler. Homestead is only really good for lazy technicians. I suggest to go there if you want to get your G1 license quickly and or get a free 313-A apprenticeship out of it. Just understand that your co workers and management don’t really care about your growth as a tech. They just want you to plug the holes they need filled. I recommend working there 2 years, get your G1 and 313-A apprenticeship and leave to find a better opportunaty where you will get more exposure. Oh and if you have question and you try calling anyone from management, they never answer the phone and take sometime more than 10 business days to reply to your emails about your growth as a tech and your concerns.

Overall, I still recommend to take a job there if you’re just looking for an easy job changing filters all day. Unless you’re looking to learn about Chillers and do a lot of big equipment diagnostics and repairs, I would avoid Homestead. Not being a traditional HVAC company, it has potential to be a great career! It’s a salary paid job which had its perks. You worked 8:30-4:30. However, you had to be on call and you were not paid extra for it. Property managers abused the fact that they could call HVAC anytime to have anything looked at. I once got called out to come look at a sump pump that was 10 feet deep and told the PM to call a Plumber as it was seized and they insisted that I attend the call. Uppon arrival, as predicted, it ceased and a plumber had to be called. Homestead won’t allow you to change zone valves in peoples appartments either. They rely a lot on contractor which waters down our job/trade. Again, this is the perfect job for a lazy technician.

My first job and experience in the Property Management business.
Met wonderful people, learned a lot and enjoyed working with the management and team.
My duties were:
•Collects rent from tenants.
•Maintains rental journal of delinquent and up-to-date payments.
•Delivers renewal letters and eviction notices.
•Maintains parking permits.
•Inspects vacant units and prepares them for rental. 
•Completes purchase orders.
•Takes packing and delivery slips to the building manager.
•Responds to tenant requests for repairs and keeps a journal of completed work.
•Keeps building grounds and common areas clean and in safe condition.
•Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner.
•Keeps entrances, walkways and stairways clear of ice, snow and debris.
•Maintains fresh paint on interior and exterior of the building.
•Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
•Conducts regular preventative maintenance on items throughout the interior and exterior of the building.
•Performs regular inspections of all common areas.
•Responds to emergency calls.
•Coordinates with contractors or repair crews for work that is outsourced.
•Keeps noise levels to a minimum.
•Discusses rental violations with tenants with the goal of resolution.
•Participates in interviewing and hiring of maintenance staff.
•Supervises the work of unskilled laborers.
•Purchases all maintenance supplies and keeps adequate inventory.
•Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator.

Started out as a fairly descent job but has gotten worse over the course of the pandemic. Have gotten to work some absolutely fantastic people who genuinely care about their work but have found that as the pandemic progresses, quality and standards have decreased across the board. Many sites are chronically understaffed with the remaining staff left carrying the weight of 1 or 2 other team members on top of their regular work load. Immediate management has been fantastic but often run into walls with upper management refusing to invest money or attention into situations until they reach absolute crisis mode. Company is technologically behind on the times and resistant to change. Found quite a bit of difficulty as communication between branch and site offices can be disjointed and delayed leading to simple processes taking months in some cases. They will work with you and offer some decent opportunities if you have the right attitude but often don’t offer proper support and training which leads to good employees quickly being in over their heads. Customer service extremely frustrating even if you find you normally excel in this area as you often lack the support, manpower, and resources to effectively keep up with demand. Stress of the day will often follow you home and the workload is often heavier than the time allotted to cover it. It was a fantastic opportunity to grow and you will absolutely learn a lot but the amount of stress you will encounter is not worth the paycheque. 

Staff are always at your throat, throwing each other under the bus just to benefit them. Upper management cares about their paycheck and it seems like that was it. It wasn't all bad, some of the staff where awesome to work with and eventually became like family. The pay sucks, they state in their ads that Rent is free(included in your contract) but its far from it, you get a 15% discount and the rest come directly out of your pay. Speaking of pay, you only get paid just enough to survive, Unfortunately you wont be able to save up for a House, or first and last month month for somewhere else because of your little pay that you do get. Doesn't matter if youre working your tail off as if one single tenant complains thats all you hear about for the next month from the higher ups. if you miss one little piece of dust when cleaning thats all you hear about for the next month. Tenants try to pin you and other staff against each other. A typical day starts when the cell phone that you are given rings anytime at night. I did however learn ALOT about building maintenance from the maintenance staff. Not so much from my cleaners who had been with the company for about a year longer then us. They just chose to stay in their apartment and not help clean or do literally anything at all besides drink beer and smoke. 

I have been working at the company for almost two years and truly enjoy being part of the team. A typical day for me includes creating and managing digital advertising campaigns, reviewing performance metrics, and coordinating promotions with various properties. I have strengthened my skills in digital marketing, Google Ads management, campaign optimization, and performance + market reporting, while also gaining insight into how the Purpose-Built Rental market operates.

The corporate office is welcoming and friendly, the open concept design makes it easy to connect with colleagues across departments. Management is supportive and approachable. They are always willing to answer questions and are understanding when it comes to appointments or unexpected emergencies.

I am also a member of the Joint Health and Safety Committee, which allows me to participate in building inspections and connect with colleagues across the organization.

Overall, the role has given me the opportunity to grow professionally and build confidence in communication and data driven decision making.

-typical day at work: meet up with the team in the morning to make a plan for the day, usually tackling work orders and head office requests. Twice a week garbage bins to be put out with recycling. End of the month make sure all the renovation units have all the necessary supplies and that they have been demolished.
-learned a lot about carpentry, electrical work and plumbing, how to handle all types of situations with all types of people, customer service, tenant/landlord laws, general knowledge  of property management and how to work with contractors etc...
-management could be great or horrible, depends on who you get and whether they like you or not, upper management you don't see a lot when you do it's either something important or company events, or someone getting fired.
-hardest part of the job is constantly being on call if you are a live in super 75% of your time will be spent on site, even if you are not on call but it isn't your weekend you must still be on site in case of emergencies.
-the job can be very enjoyable if you have a good team, days go by fast your more interested and dedicated to your job and coworkers and if it's something new then there's lots to learn which can be great with the right people, everything is hands on so you learn quick .

at a corporate level, the company has your back and provides on going training and support from the legal department, training facilitator and those who are on call are always available. 

always have to be on the toes of sub contractors cutting corners - homestead likes to maintain full and complete projects that ensure tenants receive a completely detailed unit. 

everyone has their role and following the chain of command is priority. 

apartment benefit: is covered - income pending on life/work experience/wage negotiation. 

think of it like this with wage: you don't pay rent and you get the terrible view - - but if you have car payments and insurance, you may end up skipping a payment or our right losing your insurance if you don't save right - if you have a year or 2 left of payments, take on this challenge, 4+ years, I hope your payments are less than350 amonth!

if you work hard, you'll find the right position in the company and move up. your skill set and ability to socialise will determine how far you go in this company.

Things are going downhill really quick. Very unmotivated people. Site staff literally do not want to do any work. All day and management got no control over these situations. So the support staff will have to do all of their work. On top of that there is no work Life balance. Hiring takes forever that means if anyone quit. Are get promoted expect yourself to cover for them For at least three Months, Long story short. Expect yourself to do your position and other people's position. Daily. This company does not have a system for daily operations. Every single employee is doing their own Style of work and property managers are way too busy to control this and building managers Would rather have peace then fixing fixing problem, I met a lot of good Guys in this company however all of these good guys have left and the only ones left. Are the people that are not productive and very negative.
You are expected to cover more than two communities on the weekends while everyone else is enjoying their time at home and In addition to Taking a lot of responsibilities like moving new tenants in And cleaning units and doing maintenance in these units.

I used to work for this company and let me tell you one of my worst experience.As inhouse painter you need to have mini van or a station wagon to carry all the materials from Hamilton to Burlington oakville and Brantford.Pay very low , management young and. unprofessionals .Some or i'd say most of pm are very rude and racists .No one cares about quality just to get the job done fast.Year end bonuses would be ok if they dont take 40% off your check.Big shots in kingston only care about collecting money , you' re only a number nobody cares about you.Superintendents who live in homestead buildings are paying rent which is deducted from their paycheck.They tell you its free but its not.Some buildings are so bad and smell that you would not want to pay to live in.The rent is very high, on top of it most buildings have pay parking for visitors.There were so many complaints about paying parking to visit relatives or friends.City would go and cover the meters only for a month or so .Homestead is run by lawyers and liars.Whoever goes or takes homestead to court "Good Luck" no one has ever won.Think again before applying at Homestead for any position.
