Larlyn Property Management

Being well experienced and longtime in the industry I should have known better, but I was desperate and their lies the hook.
I took the position as a RCM knowing that I had a lot to bring to the table and than I was promised endless promotions and advances along with salary increases but first..... take an entry level salary and help all the struggling managers who are losing properties and if you can bring property we will give you a bonus. Foolish me believed them.
Taking the low...very low salary I almost bankrupt my personal finances, I didn't receive my first pay until 3 months after I was hired. All of the "struggling managers" were struggling not due to their own capabilities but the lack of competence from accounting and the managers were so overloaded with properties they worked 24/7.
When I did bring a property to the company they demoted my position, put me as the manager at the property and when the property experienced all of the issues with accounting terminated the contract. The termination also ended my employment. A blessing in disguise but a horrible experience. 
Advise to those reviewing this, stay clear of condo management and if you really need a job and get into this field, run don't walk when you hear the name Larlyn.

I am given a lot of work and responsibilities to do, which is difficult sometimes but always better than not enough.  The pace is demanding but I do feel my managers and ownership both support me.  They treat me well and clearly value my work and treat me like a person and don't just think about what I can do for them.  The company is not perfect, the operations and admin staff don't work well with accounting and try to dump all their work on us, and management has had trouble improving their overall calibre and work ethic, but they do push back against their worst excesses which helps me not feel overburdened.  It's difficult to achieve great workplace culture with COVID making most people work from home but that's another area of improvement they can make when things are more normal.

I do see a lot of negative reviews here but they are either old and outdated or, it seems to me at least, from people that were not team players and were unwilling to put in the effort needed to succeed.

Bottom line if you work at Larlyn you will learn a lot and get great experience, there are areas they need to improve but if you work hard and smart and try your best to add to the team you will be rewarded.

It was a sad realization, when the residents of the Condominium that I currently reside in asked me if I would recommend the company that I worked for and if Larlyn Property Management should bid on my building, and my answer was a firm NO. It was not something I even had to think about. Being on the opposite side of things, I would never want to be living in a Larlyn run building after knowing the issues we are continuously facing. These residents are victims of carelessness, lack of knowledge, incompetence and fraud. 
These are issues that myself, and many others have brought to upper managements attention for over a year now. Begging for change. Many are simple issues that require very minimal training and fixing, but some how are still being repeated every single day. But one can only do so much with the resources they are provided. 
We are expected to do everyones job instead of hiring people. We are beyond under paid but most importantly, under-valued. 

The only good thing about this company is the people. I work with the very best humans and if it were not for them, the office would be empty.

Upper Management are not qualified or experienced -terrible HR skills. I accepted the position based on growing with them, restructuring opportunities. They promise you everything and do nothing. The pay is terrible,took them full month to receive my first pay. More concerned with internal webinars than helping their clients. Your ideas and suggestions are either ignored or taken by management as their own. ALL of my portfolio were unhappy, gave notice or were looking for new management. If you were permitted to speak with the owners, I’m sure they would be shocked at what’s really going on with their firm. However, I doubt anything would change as they hired their inexperienced executive. Terribly sad as I KNOW I would have made a difference and my reputation would have helped attain good staff and properties. When their GTA executive feel threatened by you, you will never be respected or promoted to your deserved position. Junior managers stay near as you will not be mentored properly. Senior managers- you already know their industry reputation. 

The absolute worst company I have ever worked for.  I have no idea how they have any clients at all.  Upper management knows only how to be dishonest and pass the buck.  Very low pay for the job and hours you are expected to work.  Very few people are trained to do the job they are hired for and not many know any of the laws and rules that go along with being a landlord.  The company has allowed rental licenses to expire and insurance to expire putting their clients at risk. You are also expected to lie to your tenants and to the owners that pay for Larlyn's services.  Management makes mistakes on a regular basis or just completely ignores calls and emails, but employees are expected to take the blame for this. Management wants someone to be held accountable, it will just never be them.  I can not express enough how awful this company is.  
THE OWNERS OF THIS COMPANY CARE FOR THEIR BANK ACCOUNT BALANCE AND NOTHING ELSE.

If you are considering Larlyn, don’t. You will be overworked due to understaffing. They can’t find anyone who WANTS to work there because of the reputation. You will be undervalued for your performance. Don’t blink wrong because you may be viewed as lazy. The pay is not worth the headache provided. For the most part the staff is a good group to work with, but upper management in the regional offices as well as the Presidents of the company or HR, genuinely could care less if you sink or swim. You’re just another body in the office to walk over and pummel you with so much work that a single person can not handle. Guess what! If you’re struggling to get your work done because you’re overloaded, you get to do everyone else’s too, even if they are fully capable of doing it themselves with the time they have in a day. 
If this sounds enticing to you, by all means work for Larlyn and make yourself miserable.

I started at this company as a Property Administrator and advanced to Property Manager after 6 months. 

A typical day would include: 
* Answering clients questions on the phone or in office
* Maintain supplies for the building
* Accounts Payable/Accounts Receivable duties
* Record and prepare the minutes of each meeting
* Providing quotations for Board Members from Vendors
and much more..

I learned that Property Management is a very demanding position and consumes quite a bit of time over and above a typical 9 to 5 office position. It requires knowledge of basic plumbing, electrical, engineering, finance and management. 

I enjoyed working with all the board members the most. It gave me great pleasure to help their condominiums or townhouse complexes make the most of their situations.

The hardest part of this job is dealing with stubborn clients.

My tenure at Larlyn Property Management was characterized by significant challenges. The company style often felt disconnected from the needs of the Condo Managers, which contributed to a consistently high workload and a general lack of support. This made the daily responsibilities quite taxing and often overwhelming.

It's worth noting that while the company offers a $300 incentive for employees to leave a 5-star review on Indeed, this practice could be seen as a way to potentially skew the perception of the company's work environment. This incentive might not fully reflect the actual employee experience, suggesting a need for potential improvements in genuine employee satisfaction and company practices.








Working for this company was a horrible experience.  No value of the employees and everyone is replaceable.  I would recommend staying away for this company as working there will compromise your morals and ethics.  No structure and everything changes weekly, no one takes responsibility and the only training you receive is on WHMIS and email etiquette writing.  Ownership claims to support all employees with direct call red phone but that is all talk.  If a new flavor of the month is hired to do the dirty work and they do not like you, you will be dismissed without reason or cause.  Everyone turns their back at any given time to save themselves as everyone fears for their position.  Gossip is huge and moral is low.  Best to just not put yourself through the agony and find another company to work for.

Really enjoy working for Larlyn. It is a good place to work. If you are ambitious,  there is plenty of opportunity for career growth. The company encourages learning other department areas if there is interest. Due tor recent fast growth, management has been hard to implement new structures and strategies that will support their clients and employees as they continue their growth pattern. The last few months have seen tremendous positive changes in the structure which will only translate into better customer service for clients. Staff members are enjoyable to work with. The only thing I would add is the need for a bit more social activity in the office environment.
