My interview with Metcap was very informal and short.
I was told i would be required to travel Dartmouth, HFX and possibly New Brunswick. In a financial state i agreed and hoped that they wouldn't send me all over the place.

I then had to drive to Burnside to request a criminal record check that i had to pay for out of my own pocket. I had to wait till this was picked up by me again over a week later.

I was placed in the lakecrest location that was busy and the person that was suppose to train me was continuously on the phone and running in and out of the office. I was shown how to put a lease into the system once and required to understand and be able to continue putting other leases in the computer. 

My second day on the job i showed up to just the cleaner in the office and no one with me. HE (my "manager & the person who is suppose to be training me) showed up a half hour later to tell me to put another lease in the system and he was leaving. I had no idea how to run the office by myself as it was my second day.

The very nice cleaning lady showed me how to take payments for rent and just told me to take names and numbers for the complaints and inquiries. 

As any person starting a new job training is your key to succeed. This was extremely upsetting and not professional at all. He called me 3 hours later i continued to tell him that i was unhappy being left alone on my second day with no training.he told me he had a meeting and there wasn't anything he could do. He told me he would be there in a few. I was not irate i was just upset at the fact i would be alone with MANY complaints to deal with (mice, ants and BED BUGS). 

Over an hour later he showed up at the office and said " your not happy, give me the phone", i continued to give him the cell phone. He then dismissed me and told me my pay would be in my bank account next week.

I was completely floored at this response and took my things and left. I have never been treated so disrespectfully in my life!

ONLY OFFERING: Racism, discrimination, accommodation needs not met, unexperienced and under trained co-workers, misleading, untrustworthy, self motivates, no "team" efforts, poisoned environments, breaches of tenant privacy and confidentiality, gossip, lies, toxic atmosheres, non believers of respect or common courtesy, non existance of equal pay for equal work, upper management that is unreliable and unrealistic, no training for nothing, no rights and responsibilities explained, job duties depending on compliance of "do what I say" policies, abundant legal and liability issues, human rights and harassment claims to be sure they are unheard of, outsourced work = onsite disasters, language barries, slave labour, no empathy, forgetful recognition of good work ethics, main focuses are only on screw ups, no understanding of employees needs, irresponsiblity, any interveners end up cleaners, have a right? Take a hike, high employee turnovers, seniority rules absolutely, stress is inevitable and your dignity invisible!

ADVICE TO ALL: 
▪ "DON'T BELIEVE EVERYTHING YOU HEAR, SEE OR SMELL" WAS QUOTATED BY YOUR PROPERTY MANAGER!
▪TIME CAN ONLY TELL IF TENANTS ARE TELLING THE TRUTH.

PRECAUTIONARY STEPS TO TAKE: 
1. KEEP YOUR VOICE LOW BUT YOUR EARS ALWAYS LISTENING. 
2. GO WITH YOUR GUT INSTINCT AND DON'T  TRUST ANYONE.
3. KNOW YOUR RIGHTS, AS WELL AS DOCUMENT AND RECORD EVERYTHING!

As a Property Accountant, I managed financial operations for a portfolio of residential and commercial properties, ensuring accurate and timely reporting. I prepared monthly, quarterly, and annual financial statements, reconciled accounts, and monitored budgets to optimize property performance. I handled accounts payable and receivable, including rent collections, vendor payments, and intercompany transactions, while maintaining compliance with corporate policies and accounting standards. I collaborated with property managers to resolve discrepancies, oversee tenant accounts, and review lease agreements to ensure proper billing. Additionally, I supported audits by preparing schedules and responding to queries, and contributed to financial analysis to identify cost-saving opportunities. Proficient in Yardi and other property management systems, I maintained detailed records and streamlined reporting processes. My role required strong attention to detail, organizational skills, and effective communication with both internal teams and external stakeholders, contributing to the smooth financial operations of the property portfolio.

MetCap Living Inc, was definitely the worst company I have worked for!!! I was a rental agent for them, thank-god, it was for only a few months, Metcap living management and supervisors, treat their employees like garbage, absolutely I can say 100% they do not respect them and treat them well at all!
WORKING FOR METCAP IS LIKE WORKING FOR A DICTATORSHIP OR REGIME ENVIRONMENT!!!
Here are only some examples.
-You absolutely has no say in anything, meaning your opinion does not count.
-Regular basis of intimidation and fear from supervisors you are not doing your job properly.
-No matter what, supervisors will throw you under a bus and blame you for everything, even if has nothing to do with you, meaning out of your control!
-No matter what you do it is never good enough!!!!
-The supervisors are experts at making you guilty, again it has nothing to do with you!

PLEASE AVOID WORKING AT ALL COST FOR METCAP REGIME, DON'T GIVE THESE THUGS THE OPPORTUNITY TO CONTROL AND INTIMIDATE YOU!!!

Answer all email and voice mail for the first hour. Search for consumers using Credit Bureau and the internet. Once the previous tenant was located, I would ask them to pay the rent arrears. , I would always try to get a payment plan from them if they could not pay the full debt with one payment. If the previous tenant refused to pay the back rent arrears, I would sent the file to out paralegals team.

I learn how to take legal action against debtors.

The management was rarely there, I took over the department, I help create a team.

My co-workers were great, the only problem was they turnover was very high.

The hardest part of the job was dealing with a manager who was rarely there, not much training for newer staff.

The most enjoyable part of this job was me training the newer employees

Great location, wonderful team, precious experience. 

What is the most stressful part about working at the company?
so occurred that my introduction to property happened at the beginning of a major building renovation... 

What is the work environment and culture like at the company?
positive attitude prevailed in most aspects of the business conduction. 

What is a typical day like for you at the company?
combination of studying technical environment with interpersonal rapport building with tenants, MetCap team, and contractors at one side and arrangement of regular business flow with the administration of the renovation of property of 154 units.

I loved the job, was fun working with the co-workers I had. Just wasn't   enough money to support myself comfortably. 

I loved the fact that I had an apartment for free, in a small 12 unit building. One of the nicer buildings. I hated though how everything took so long to get done. The managers were kinda slow. It held me back from being able to keep some of me tenants happy all the time.

I also disliked how i lived at work. Even when I was off work, and sitting in my living room, relaxing, it felt as though I was just relaxing at work. I wanted to have  a bit more distance at the end of my long weeks. And on vacations I was always dealing with tenants. So, it had its ups and downs

No work life balance. If you are doing an accounting designation don't go here they will not sign your hours. Even if by some miracle they do it will be after the entire time you work there (no signing before then). Lots of overtime. You are treated with no respect especially by certain controllers. At the interview they seem nice but once you start everything changes. Do not work here..only up side is getting a few months experience to move on to something better. Don't waste your life here

This company doesn't give a s**t about staff.  They will tell you false promises then cut you out soon as you stand up for yourself and your rights. All they want are yes men and women who don't care if your doing things properly as long as you get the job done. Not enough pay for the work you do. Constantly changing your schedule . They seem to keep hiring these ppl who don't speak English very well ( no offense ) or comprehend some basic labour laws . Nobody wants to deal with anything so instead they just fire you and rehire or put more workload on the poor cleaners.

Manage fast pace office environment supporting administration side of all trades.

Negotiates purchases, new leases, lease amendments with sellers / landlords and attorneys.
Completes, requests, reviews and compile market intelligence regarding current market trends, competitive analysis
Prepare reporting pkgs on sales and leasing activities, work independently with minimum supervision
