As a former employee of Broadstreet Properties, I feel compelled to share my negative experience. The management team lacks effective communication and transparency, often leaving employees in the dark about important decisions that directly impact their work. The work environment was stressful, with unreasonable expectations and minimal support from supervisors. It felt like management was more focused on cutting costs than investing in their employees, leading to high turnover and low morale.

The office atmosphere is miserable. Everyone is constantly watching over their shoulder, worried about who’s monitoring their every move. There's an underlying tension because you never know when management will suddenly decide to let someone go, without any prior warning or explanation. They foster a culture of fear and mistrust, which makes it impossible to feel secure in your role.

In terms of breaks, they only provide a 30-minute unpaid lunch break—no additional breaks throughout the day. The company severely underpays for the responsibilities they expect from their employees, often assigning tasks outside of your job description. It’s not uncommon to feel like you’re doing the work of 2-3 people, all while being paid far below industry standards for even one of those roles.

The 24/7 client services department is especially bad. Employees are expected to be available anytime between 5 a.m. and 12 a.m., 365 days a year. During their quarterly turnovers, overtime is expected, and they’ll guilt you into working extra hours. You’ll be guilted into opening and closing the office, sometimes working late into the night, only to return the next morning. If you do them any favors, like working 18-hour days for months without a weekend, they’ll abuse that and start expecting it from you regularly. When you finally need help or a break, they threaten you with a Performance Improvement Plan (PIP).

HR is another major issue at Broadstreet Properties. They are not on the side of the employees and seem to exist solely to protect the company's image. If you come forward with complaints about bullying or harassment from management, HR will shift the blame back onto you, citing performance as the root of the issue—even when performance has nothing to do with the situation. In cases of management bullying and harassment, HR dismisses concerns and tells employees to "work on their performance" before addressing the harassment. This lack of support creates a toxic environment where employees feel isolated and unsafe to speak up.

Even worse, the feedback is inconsistent. One week, they’ll praise you and tell you you're doing an amazing job. The next week, they’ll let you go without any reason for termination. This unpredictability adds to the overall sense of instability and stress.

Overall, Broadstreet Properties is a toxic workplace. They overwork, underpay, and undervalue their employees while creating an environment of constant anxiety and uncertainty. I would not recommend working here if you're looking for a stable, supportive, or fair place of employment.

This company is hands down the best place i have worked at. The friendliness of everyone and the culture is a breath of fresh air compared to working in an uptight office where everyone is depressed about their job and depressed about their life. Everyone here is paid well, but i do believe the pay is not adjusted accordingly to the provinces cost of living/minimum wage, hence why some reviews out of Alberta and BC mention low wages (its not low in the central region!) 

The work and life balance varies position to position. If you are a manager, expect to get some after hours phone calls....its not like your property shuts down at 5:00. thats now how property management is. Same thing applies to Maintenance Techs, if you are on call (which is roughly once a month or less for only 7 days) then you are expected to attend the property for various situations. The company offers month to month rentals, so month end can be hectic, but you are compensated for the additional hours you work by getting lieu time. Organisation can be confusing at times due to employee rotation, so occasionally you are figuring out someone elses paperwork and mistakes...but again......if there are questions there is always someone available to ask.

The company provides company cell phones, company vehicles (depending on position), extra pay for on call shifts, paid mileage, paid company expenses (you bought materials out of your own money? expense it!), 100% employee paid benefits, and ample lieu time if you work additional hours.
There is an employee of the month program that launched last year where all the employee of the month winners get to attend our head office location for meet and greets, excursions, and additional learning opportunities. 

The opportunity for advancement is great, and many of the non entry level positions are filled by current employees moving up.

The only time job security is only an issue if you take it upon yourself to do the bare minimum. Keep your managers up to date, take on additional tasks, bring ideas to the table, volunteer, assist other properties, etc.

This company is young. positions and departments are changing and being added and deleted depending on need. things do change, but luckily there is always someone to ask questions to. if you cant ask your manager, reach out to your position counterpart in a different province. there is always some to answer a question. Management is all young to middle aged people, and i find communicating is more open and easy going compared to talking to a senior on the verge of retirement with a stone-age mindset. 

This has been the only job i have worked where people are happy to see each other and actually laugh and talk with one another.

What is the best part of working at the company?
Serves as a great stepping stone for those with professional values, and a great place to advance those still searching for theirs. 

What is the most stressful part about working at the company?
Efficiency is elevated to a governing principle, often at the expense of sound judgment, ethical restraint, and long-term professional development. Decision-making and recognition frequently reflect proximity, optics, and personal alignment rather than merit, contribution, or principled leadership. Simply put, what the organization receives in morale and effort is what it invests in its people. As that investment stagnates, so does engagement, which is a dynamic reflected consistently in outcomes and culture.

What is the work environment and culture like at the company?
In practice, the organization reflects a pattern of minimizing investment to meet baseline standards rather than committing to durable excellence, with success often defined as meeting a 'good enough' threshold rather than striving for excellence.
As a result, it serves primarily as a temporary platform for those seeking experience, not a destination for those seeking growth and value. 
I ultimately chose to leave due to unresolved relational conflicts of interest and repeated breaches of professional boundaries incompatible with a serious, ethics-driven workplace, in order to preserve my integrity and personal ethics.

What is a typical day like for you at the company?
Its like showing up to Professionals Anonymous, where everyone has a degree of talent, but is as strong as the weakest member. 
Patterns within senior leadership reinforce optics-driven advancement over demonstrable competence. The patterns arent quick to miss nor is the repetition, you just have to ask yourself the right questions. (e.g. Senior demographics, efficiency over competency, relationships over professional boundaries, internal stagnation over individual growth, optics over talent.)

Decent pay, direct coworkers are smart, capable, and easy to get along with. Management in Campbell River BC was incredibly out of touch with the rest of the organization, did not listen to feedback and made lots of easily avoidable mistakes. 

Ex. over the winter of 2021/2022, their Winnipeg regional office had hired new people, and built additional temporary office spaces for them. However they didn't think to account for extra staff needing a space to park since it's located in an isolated industrial area and you're not allowed to park on the street. Early Jan 2022, head office told everyone who was WFH due to covid, that we need to be back working out of the  Winnipeg office.... Trying to pack in nearly twice as many cars as there were parking spaces, while snow wasn't being cleared and piled up in the corner of the lot, went about as well as you'd expect. Many people didn't bother going back to working from the office after that first day, because they couldn't legally park their cars. Multiple people got written up for not being at an office they couldn't physically park their cars at the regional office. Ultimately they would be forced to cab to work or risk getting a parking ticket from the city of Winnipeg by parking on the street. Reporting the oversight of their parking issue to management went unanswered. 

Another, less awful but just out-of-touch example, was when they (from Head office on Vancouver Island) sent out to staff in Winnipeg, new "winter coats" we were told wear while onsite at the apartment buildings... light, fleece-lined wind breakers that might hold up in -10c at best. To staff in Winnipeg, in winter. 

Take a job here if you need it, it will likely pay decently but keep in mind that long term career progression is unlikely. 

The work was simple, a bit repetitive but overall was pretty easy. Pay was pretty good, my site manager was amazing, as was some of my co-workers. 
my only issue with working here was being part time and getting benefits. The company states in specific paperwork that you’re able to have benefits if you do a certain amount of hours per week, but they keep you under that said amount of hours. Didn’t matter how many times I asked I was always denied, as I wasn’t allowed to, and how I was only going to have extra hours at month end, and in the winter when it’s slow, my hours didn’t change much. So Why state part-timers can have benefits at a specific amount of hours but don’t allow them to work those said hours to have them?  I was granted a few extra hours at one point, but had taken a day due to being a tad burnt out, not necessarily from work; but because I took that ONE day, I had those extra hours taken, I was okay with that thinking it was just for a little bit, but when asked for them back I recall being told I couldn’t because ‘I could burn out again’.  
Before I had left, the work was becoming very demanding.  Couldn’t have a single smear, a spec of dust. Nothing.   Understandable when you’re cleaning a suite, but when you got back to backs, there’s only so much one can do in 8hours.  Small things will be missed, and those small things that get forgotten become the end of the world. 
Also having to work in the heat in nothing but black clothing was a bit ridiculous, cleaners should be allowed to have white company shirts they can wear when it’s +30 outside. 
Overall I was happy where I was, until I got turned down everytime I asked for 8 extra hours, so I could have some benefits so I can take care of myself and be able to afford the things I needed like vision and medication. 

I am a current employee (Site Manager) for Broadstreet Properties. I enjoy coming to work, I have great co workers and I respect upper management. I did not have any experience in Property Management before joining Broadstreet and have learned SO much. The upper management offers so much support, you are never left hanging without answers. The HR department and payroll is extremely helpful and quick to respond with assistance. Great benefits and pension!
The best part of being a Site Manager is the authority and trust you are given to run a successful site. At first this was intimidating not being familiar with the industry but if you give yourself time to learn and get to know the business, it is rewarding and I enjoy taking pride in my work. It is a big company, but management always makes you feel heard and important and takes in feedback. I never feel brushed off or not heard if I have a question or concern.
The hardest part of the job would be developing that "thick skin and strong back bone" when dealing with certain types of personalities. You never know what or who you are going to deal with on your daily journeys. Thankfully, the support and guidance you get from management helps you grow and learn how to deal with all sorts of people, personalities and difficult situations. You learn very quickly how to not take things personally and to separate your personal life with work life. Once again something that could not be accomplished without ongoing support from co workers and upper management.

I was obsessed with working for BSP. 
There was room for advancement, permitted your work ethic aligned. 
Maintenance knew what they were doing and could be depended on. There was a minimum of 1 maintenance and 1 cleaner per site which was great for tenant relations with quick repairs and curb appeal. It made leasing very easy as the product is good and well taken care of. Management was supportive in personal and professional growth (if you were open to feedback), the training was 4 weeks and there was no shortage of ongoing training. I learned SO much and I am truly grateful for the wealth of knowledge. The buildings themselves may have had some short comings, but believe me, I have seen worse. BSP doesn’t take those short comings lightly, they always find a solution to right any wrongs. 
Policies are clear, procedures are clear and tasks to be completed, with timeless are clear. If you are a list person, this is a good fit. I bled blue and will always look back at my time as a Site Manager and Area Manager fondly. The only downfalls, in my opinion are that they mandated the Covid 19 vaccines and terminated many employees for making the best possible health decisions for themselves, myself included (after over 5 years with the company). That and, the workload is very demanding.
 The salary to workload ratio doesn’t align. 
I make more as a Site Manager with my new company than I did as an Area Manager with BSP. 
I still have to say, BSP is indeed a much better company overall.

Slow decision-making due to multiple approval layers.

Limited empowerment at middle-management levels.
Organizational inertia can delay execution and innovation.

What is the work environment and culture like at the company?
The organization offers attractive compensation and benefits and operates within a highly structured corporate environment. Decision-making typically involves multiple layers of review, which can significantly extend timelines for initiatives that might otherwise be resolved quickly by smaller teams.
This structure may suit individuals comfortable navigating corporate processes and internal alignment, but it can be challenging for those who prioritize speed, autonomy, and execution-driven cultures. Leadership appears constrained by existing systems and processes, making transformational change difficult.
Overall, this is a solid workplace for professionals who prefer stability and well-defined roles. Those seeking a fast-paced, entrepreneurial, or highly agile environment may find the pace limiting.

I worked with this company for 6 months as a Leasing Agent. I was initially told there would be 2 weeks of training. However, on my second day was told my training would be cut short because they needed me to work at a different location since the Property Manager there had been fired for stealing from the company causing them to now be short on hands. 

After working at the new site location for a day or two the Leasing Agent I was job shadowing there, was let go from the company because they couldn't tell whether or not she was also involved in the stealing that had taken place. 

Needless to say, I received very little training and was thrown to the wolves throughout my first week.

Within the 6 months of working with Broadstreet I witnessed 3 employees be fired in total. I was moved around to different sites without training and given unrealistic expectations of cleaning up other people's messes. Surprisingly I was also let go on the very last day of my 6 month probation without reason. 

Job security does not exist here. Although, I did witness a Property Manager who was not doing any part of her job, but was "close" with the Regional Manager, only get demoted to a Leasing Agent position instead of being fried. So I guess it all depends on who you know. 

I worked with some very nice people when it came to the  other Leasing Agents, Cleaners and Building Maintenance Techs. But Management was very fake and disorganized.

Broadstreet was very fast-paced and results oriented. Typically the day began with building systems checks and some light exterior grounds maintenance, followed by fulfilling tenant requests for service. I learned the different policies and procedures put in place by the management team and how to effectively manage my team and how to properly schedule preventative maintenance so as not to interfere with day to day operations as much as possible. Management was located out of province but I had regular interaction to discuss goals and to assist with ongoing projects that directly affected my team. Everyone on site, locally, was great to work with and easily approachable to assist with different projects and tasks as they came up. A friendly, team-oriented culture. The most challenging portion of the job was maintaining the preset logistic numbers with upper management and controlling the workflow to meet their requirements. I found great satisfaction when we were able to work through busy month end suite turnovers and complete everything satisfactorily and ahead of schedule.
