Cleaner at Boardwalk, it was an extremely hard physical job  and the rate of compensation was a bit less worth of the job. Before we immigrants arrived at that time, in that company, the vacant suites were cleaned by 5 people/suite and to be done by three days. Every site they assigned 5 cleaners comprising of 3 big building apartments. After we arrived, the policy changed. We were required to clean the vacant evicted suites for 8 hours with one or two people to work on it. And that's together with our maintenance to clean the hallways and stairwells at the same time in a day for two people assigned in a site with three big building apartments to cope up. The only thing that made me happy was my good review every 6 months and the increase that goes with it after. During meetings with free lunches, I managed well to socialized with co-workers which created moments of fun time or sometimes mobile activities with other co-workers which lightened the burden of our duties. And my supervisor too was a very nice gentle lady. That's why, during my employment with the company, I rated it at 3.9 star on one of the annual survey at a Boardwalk meeting. Because of the group benefit insurance plan they gave to us. I appreciated it very much. I thought I could stay in that company until retirement.

But later on I realized, I made a mistake, I should have rated it to 2.5 star. Because of the intensity of the stress related work I had in that company; it leaded me to several illnesses such as stomach troubles, blood pressure always on the rise in spite of multiple medications and caused me diabetic type 2. Thus prompted me to quit. It took me a year to recover and I thanked God for that struggling journey of my life. My blood pressure slowed down, my sugar regulated normally and from doctor's advice I was required to take low degree of medication. Then I upgrade myself. I went back to school to study Office Assistant-legal major program just to know about the basic law specially on legal rights, labor laws here in Canada and office procedural duties at the same time. And now I feel great and back on my real self again. My brain is still working good just as the old times when I was at a young age. Though I admit there is only a slight or slim difference. Lesson learned is when you are not happy with the job, quit before it destroys yourself either physically or emotionally.  

I have worked at boardwalk for 5 years and while it certainly has things to work on, like any company, I have found it an amazing place to work. It really does take a huge team of people to get suites ready for move in day and sites to be at their best. And the time schedule can be difficult to get used to, but in saying that, most of the people who work here- staff and management alike- are always willing to help out, answer questions and solve problems with you. 

Those who succeed here-not just advance but are respected in their current roles- are the ones who are willing to go the extra mile for their coworkers and who make personal connections. Because what we do in our singular job is so connected to everybody else's jobs and successes teamwork isn't just encouraged, but vital. This is the kind of environment I thrive in and have made many impactful relationships.

The management team specifically is approachable and personable. In my experience if you are honest and speak up about your needs/problems they will go to great lengths to help you and see that you get what you need.

The work/life relationship at boardwalk is really great. I have never recieved negative feedback for needed time off for sick kids, appointments, or holidays. Even at Halloween, I have two children, the staff really comes together to make sure people with plans can leave at 4:30(being on the last day of the month it falls on our busiest and most stressful day where overtime is occasionally needed). 

The rental sector is a fast paced working environment out of necessity which can be stressful, but it has also forced me to try new methods, learn new skills and grow as a person.

The benefits are good and when there isn't a pandemic we often have group lunches, a baseball day and the Christmas party is out off this world.  Lastly, in no other job have I felt as supported as I do at Boardwalk. So, 10/10 would recommend. 

This company is garbage, management doesn’t know anything but act like they do. The area coordinators and customer care managers try and tell you how to do your job when they don’t even know how to do theirs. They will memo you for the dumbest reasons, talk down to you every chance they get. They try and tell you how long maintenance repairs should take when, like I said before, they don’t even know how to do their job. For some reason the ac and ccm will alway ask the cleaners, landscapers and maintenance why they can’t rent suites even though we have nothing to do with renting. All they seem to care about are “van rides” and stupid scores that they get from tenants. And if you don’t get perfect scores you will get a memo(warning). For years they catered to the tenants so now tenants expect you to be at their door as soon as they hang up to phone to ask for maintenance and when you don’t show up right away they get very upset and start complaining, even though you have 72 hours to respond to a maintenance request, and you’ll probably get a memo when they complain. On call is terrible because most of the time they make you do repairs that are not emergencies which is what on call is for, emergencies only. You’ll be plunging toilets while on call because the the tenants are to lazy to do it themselves. Also pretty much every building of theirs is infested with bed bugs and cockroaches. Expect to be yelled at and treated like garbage from not only management but the tenants as well. Do not work for boardwalk, it’s not worth it. You’re always being and watched and questioned about your job times. This job will make you miserable.

Working at this organization has been a deeply disheartening experience. Despite putting in consistent hard work and going above and beyond responsibilities, there is little to no recognition or appreciation. The culture here rewards favoritism and personal relationships over merit or performance.
Opportunities for professional development or advancement are virtually nonexistent unless you engage in blatant office politics or personal favors. Many individuals in leadership roles lack the necessary qualifications or even the willingness to learn. This results in poor decision-making, mismanagement, and a hostile environment for those who are genuinely skilled and motivated.
Inappropriate relationships between certain employees and senior staff are not only tolerated but seem to directly influence promotions and job security. These behaviors are conducted openly during work hours, undermining professionalism and morale.
Hardworking employees are routinely overburdened without acknowledgment or support. Rather than promoting growth, leaders appear to feel threatened by capable staff and often act to suppress their progress.

The on-call system is frequently abused. It’s used not just for genuine emergencies, but as a tool to cover up managerial incompetence—forcing employees to work outside of scope and beyond reasonable hours due to poor planning or incomplete tasks by others.
Overall, this is a deeply toxic work environment where ethics, fairness, and professional development are absent. For anyone seeking a place to grow, contribute meaningfully, or be treated with basic respect—look elsewhere.

A typical day at Boardwalk involves managing tenant needs, coordinating maintenance, and handling administrative tasks. I learned strong communication and organizational skills. Management is generally supportive and approachable, fostering teamwork and growth. The workplace culture is mostly positive and professional, encouraging collaboration.

However, some top leaders can be very corrupt and play favorites. If they don’t like you—especially if you stand up for yourself—they may try to push you out. When the company sells a building, they often won’t support employees they don’t favor, leaving them without jobs or prospects. If you try to reapply later, they may reject you, claiming they need “more qualified” candidates, even if you have relevant experience and degrees. Meanwhile, they might bring in people from across the country with less experience, showing clear favoritism and corruption.

There also appears to be unfair treatment towards African employees, with subtle biases and double standards. Some leaders stay in their roles because of connections rather than merit, and Community Resident Managers can be unfairly caught up in internal politics. Many good employees have left Boardwalk because of these issues.

The hardest part of the job is navigating these politics and injustices while managing the daily demands. The most enjoyable part is helping tenants feel comfortable and resolving their concerns effectively.



The cancer for this company is regional/upper management out of London. 
 1) No matter how well you do, leaders will find a reason to give you a bad score and then come raise time hold it against you. If you are not liked you will not get promoted nor get a raise. Your potential raises are determined months ahead of your yearly review and you are told your "lucky" to get that.
 2) Site snitches are rewarded with choice days off while everyone is denied 1 day in 6 months. Some go as far as to record conversations and video co workers, and is encouraged.
 3) If you are sick or need extended time off from injury and you live in one of the properties, the 10% discount is taken away and you are charged full rent. Talk about kicking "Valued Associates" while they are down.
4) I have learned that your coworkers are not to be trusted, and your leaders are no different. What is said in confidence to a leader somehow finds its way to a coworkers ear.
5) True leaders will lead their people and help them be better, a "leader" in Ontario will tear you down so they can be better.
6) Choice associates (the favorites ) are treated to lunches and dinners while others are left behind.
7) Management are personal friends with some associates which get added favors as time off and gift cards. while hard workers get less then a nod of the head.
8) Calgary is blind to what happens in Ontario, that will never change. 
 Avoid working in London. You really have no chance to be anything then a stepping stone for your boss while the stresses of the job consumes you.

This job was a bit ridiculous. They want you to manage 2 different locations (around 50-120 appox tenants/units in each location) twice a week, and your own 3 days a week, on call 24-7. I've had people call the on call phone while I was grocery shopping or in the bathroom and missed the calls, and I was reprimanded because the call went to the CALL CENTRE!!!

One month I had 5 units that were moving out, and I had to rent out. I did 30 showings over 2 weeks and was behind on my daily tasks and had to stay late to complete, as well as deal with 15 delinquent tenants that they want us to contact everyday until it is paid, as well as check out every parking spot in the lot daily. 

You HAVE to live on the premise so they give you a discount, but they take your rent out of your pay. even including that bonus, a long with all the extra hours in the office, and the 24 hour on call, I was making less than minimum wage. Not worth it.

Trying to show apartments to possible tenants, while having secret shoppers (wasting my time) and having the super cheap cell (and I say that because it was a flip phone and made calling back tenants and random inquiries difficult) with people calling was madding, especially since there was no elevators in mine and the sister sites buildings, and I had to view apartments on the 4th and 5th floors constantly. 

Plus, just knowing how much they charge for cleaning fees to tenants moving out was just awful.  Often we would be charging people $150-$900 because they didn't vacuum before moving out, the windows not being perfectly cleaned, and for leaving crumbs behind the oven.

Pros: If you're lucky enough to get hired on permanent right off the bat the benefits plan is great.

Cons: (cracks knuckles)

-On-call. You will be there at 2 AM unclogging toilets and repairing water breaks. Stuff plumbers should really be doing, but they cheap out on that. 
-Buildings. Mine was absolutely disgusting. Full of homeless squatters peeing and pooing in the units. Hookers. Drug dealers. Mold in almost every unit. AND BED BUGS! When I saw those copper brown pests crawling around on bathroom mold that was it for me and I quit the following week. Not chancing bringing those home to my family. 
-Management. What management? I was there for a month and requested three time to have access to my pay stub on their computer and never got one. I didn't know if I was being paid correctly until I got my last pay cheque when I quit. Inquiries in their email are COMPLETELY IGNORED! So if you have issues or problems and they tell you to email the supervisor, that's a polite way of saying "shut up and go away."
-Necessary tools. My location had gone through a large bout of turnover (I painfully stuck it out for a month), thus, the supplies room had been pillaged and raided of every piece of tool, material and miscellaneous thing you need to do your job. 
-The guy training me had only been there 6 weeks and told me we need to work faster. I said I have 2 speeds, If they didn't like this one they sure weren't going to like the other one.

Use this as a transition job. Don't hang around too long or you'll bring bed bugs home.

I loved this job! I enjoyed interacting with my tenants on a daily basis. Helping them have  a happy safe home was a priority to me! A typical day at this job was to open the door to the office and take care of any issue a tenant had, be it plumbing, electrical, or other issues like rent on time or not. would always try and help the tenant sort out the issue in a timely matter with kindness and respect. I would check the building 2 times per day to check for lights out in building and also check for any garbage around or people who shouldn't be hanging around. Assist my staff of 4 (cleaners and Maintenance) with repairs and anything they needed to get there jobs done like ordering supplies and assisting as a second person for such jobs that needed it. show suites and rent them out based on the guidelines on the Alberta Residential Tenancy Act. I learned plenty in this job about how high rise apartment buildings function on a daily basis. Honestly I really enjoyed working with my partner at this job he was very fun to be around and helpful when I was stuck on something. was when I had to evict someone on the first day they moved in but sometimes this happens and you have to look out for the whole building safety. I loved that I could have my dog with me on the job. I had to leave this job because of a personal issue. and wish it never happened. I loved working here.

I have been really mistreated by Boardwalk and they have gotten worse since I worked here. They have too many staff changes since not everyone can tolerate their mistreatment of people. They are such high demanding company. Be ready to be micromanaged as they literally watch every move someone makes on the phone or computer. I have a terrible leader and no one cares about all the things he does wrong because he’s at Bw for too long. You are next to nothing and they have no value for you as a human unless you bring in loads of $$ to the company. I would stay far and avoid this company. This is not a long term career to rely as you can be gone at any time any point. So don’t invest your time here to work or rent. The worst part of your job is having to treat other people like garbage because  you have to follow the procedures and policies of the company or you will be fired even for a slight wiggle room. 
Ok Bw train your employees before expecting too much from them. You can’t expect someone to know things without showing them. Respect people - leader, you might be the boss but others are not dumb or stupid as you imply with your comments.  No coffee breaks, no wifi, termination without just cause. Terrible management and a company who just want $$ no care for humans whatsoever.
