You are treated like a slave, the Management doesn't acknowledge your existence, until direct deposit they would constantly have payments sent late or not at all, making you wait until the next payday to collect, where they would send all hours on ONE paycheck resulting in losing more to taxes. NO benefits, no compensation for being asked to use YOUR personal vehicle for THEIR use during work hours, and good luck getting a raise. They will tell you benefits are available, BUT: they aren't available until after a full THREE YEARS,  AND only available to management. The work sites are run down apartment slums filled with bedbugs and cockroaches. Again, the company will do NOTHING for you if you happen to bring them home with you. Constantly being asked to perform duties I was nowhere near qualified to do.  Basically, dont work for them... EVER!!!!

Formally contracted by Zegas- receive orders from CAPREIT, wear CAPREIT uniform and report only to CAPREIT management. Each of 3 sites contains 1 office admin typically with inappropriate background and poor English. There is a "property manager" traveling between the sites and imitating activity.  A day starts with setting priorities i.e. frequent emergencies (CAPREIT owned buildings are mostly asbestos filled slums) regular maintenance jobs, pool maintenance, old furniture, appliances removal. Overtime is not paid but personnel is forced to take time in lieu the following week. Questionable hiring practices; Absolutely incompetent candidates are hired based on "good guy" definition. Never saw a single Zegas' supervisor and/or person in charge.

Overworked. Building is in very poor shape. They do not listen to my husbands recommendations even though he has been in practice for 35 plus years. Required to be on call. But they have delayed giving him his  OT since March. They are still delaying saying they are 'checking into the matter.' Was promised excellent benefits when hired. It has not come through.  If you do work with this company make sure you have everything in writing when you are hired. IE medical etc. What kind? How good? That's what he learned from working with this company. Always make sure your hiring papers tell you all your benefits (in detail) and when they will kick in.  Poor to the needs of other employees. The best part of the job are the tenants. They are wonderful and always grateful for the work he does.

A typical day at work for me was cleaning five different building top to bottom. I had to make sure all the floors, windows, walls, stairwells, elevators, offices and every single floor  The hardest part of the job was having to do the 5 buildings by myself in a 8 hour day. But i did enjoy getting to interact with all the tenants at each building and learning new skills. The management was pretty good all around, i really enjoyed my co workers. They were really nice and they were willing to teach me anything i needed to learn at a pace i was comfortable at. With this job i learned how to properly clean a rental building up to code and i got to learn new skills i could use at other jobs and in my everyday life.

Zegas Group is a great place to work. The people (both fellow employees and building tenants) are friendly and helpful. They're great at developing peoples skills and supporting them during their learning period. Being on call can be tough at times but it is part of working in the industry unfortunately. They pay for overtime and are flexible with vacation times as long as you give notice. I would recommend working here to anyone looking for a physical job that allows you to interact with people.

What is the best part of working at the company?
work by yourself so a conscientious worker cant tasks without havuing an assistant  who may be not asqualified

What is the most stressful part about working at the company?
expected to be on call and be available to respond in a short time meaning you cant venture too far away from the work area. plus you have to commit yourself to carrying the work phone, stay in the area,expect calls all threw the night...and you only get paid if you get called out

What is the work environment and culture like at the company?
very cliche....thy hire their friends even though they have little experience

Typical day at work is in the morning you will get all the work order from the office and talk to the managers about the problem in the building. i learned how to install zone valve motors and i have a very accommodating supevisor. The management is in Ontario so most of the time I am left alone by myself taking care of my building and i have a problem i will just call my supervisor to help me to solve the problem. For the workplace culture there's nothing so much going on because most of the time I am working alone. The hardest part of the job is removing a zone valve motor especially in tight spaces and the most enjoyable part is when I removed that said zone valve motor.

Develop a job plan that meets the budget and includes the labor implement best practice processes to increase efficiency

wasn't happy with hours pay great deal of extra on-call work and expectations beyond what was in contract.  Lack of support when it came to support when perceptions were different than Cap REIT managers always supported them over and above employees always protected their contract not employees

I am satisfied and happy to get the full benefits and space to lived for my family. We can live freely. No racism treat you as their own family. No personal issues applied nor relations to anyone in your team all professional way of dealing our life at work each day. Fair enough
