Property Manager Fox Real Estate | Montreal

Fox Real Estate brings hospitality to residential real estate. 675+ units, $250M+ in assets under management, Montreal HQ. We reposition underperforming buildings into top-of-market assets and lease them fast. Non-traditional, tech-driven, and growing aggressively.

We are hiring a Property Manager who will take care of our properties and understands our #1 priority is revenue. Fill units. Keep tenants. Protect the bottom line.

What you will own

Leasing outcomes. You are responsible for occupancy across your portfolio. You drive lease velocity, manage leasing agents, enforce activity minimums, and close deals yourself when needed.
Tenant retention. Renewals are not an afterthought. You know which tenants are at risk, when to hold on rent increases, and when to push. Every renewal saved is a turnover avoided.
Unit turnovers. When a unit goes vacant, the clock starts. You coordinate maintenance, cleaning, and staging to get it market-ready fast. You track every dollar spent on execution and own the turnover budget.
On-site operations. Building walks, vendor coordination, tenant communications, lease compliance. You make sure the building runs and residents feel it.
Your numbers. You report leasing results and operating expenses to accounting. You participate in monthly financial statement reviews. You know your cost per turnover, your vacancy rate, and your rent per square foot. If you cannot speak to your numbers, you cannot do this job.

Turn problems into solutions before they hit leadership's desk
Create systems that scale across a growing portfolio

How We Will Measure You

Occupancy rate across your portfolio
Average days to lease a vacant unit
Cost per turnover vs. budget

What this is not

This is not a desk job. You are not reviewing invoices all day or managing an accounting team. You are in the field, in the buildings, in front of tenants and prospects. The back office supports you. You produce the revenue.

What you need to bring

3+ years in property management, leasing, or real estate operations. Multifamily preferred.
A hospitality, sales, or customer service background is a real advantage. Hotels, restaurants, high-touch environments. Fox treats residents like guests, not tenants.
Bilingual French/English. If "faut closer le 4 et demi au troisieme avant vendredi" means nothing to you, this is not the fit.
Financial literacy. You do not need to be a CPA, but you need to read a rent roll, track expenses, and explain variances.
Tech fluency: Kompas, HubSpot, ClickUp, WhatsApp, CompanyCam, Google Workspace.
