Full job description

Part-Time Onsite Building Manager

CKN Commercial and Residential Services is hiring a reliable and organized Part-Time Onsite Building Manager for a residential building in southeast Calgary.

This is a fully onsite position. The successful candidate will be the day-to-day point of contact for residents and service providers, help coordinate building repairs and services, manage access items, and keep management updated on outstanding building issues.

Schedule

Part-time: approximately 20 hours per week
Monday, Tuesday, Thursday, and Friday
Regular hours: 9:00 a.m. to 2:00 p.m.
Some flexibility is required for occasional meetings or contractor appointments
Fully onsite in southeast Calgary; this is not a remote position
No regular after-hours or on-call responsibility

Main responsibilities

Assist residents with questions, concerns, building information, and amenity bookings
Receive and document maintenance concerns, incidents, and building issues
Manage fobs, keys, garage remotes, and authorized building access
Post notices and communicate scheduled maintenance, service interruptions, and contractor visits
Coordinate approved trades, contractors, and service providers
Request quotes and follow up on approved repairs and outstanding work
Arrange authorized contractor access to common areas and resident suites
Inspect completed work for visible deficiencies and report unresolved items
Maintain clear records and prepare weekly updates and monthly building-status reports
Address routine building rule concerns professionally and escalate issues when required

Qualifications

Experience in property management, condominium operations, building coordination, maintenance coordination, customer service, or a related role is preferred
Strong organization, communication, follow-up, and recordkeeping skills
Comfortable working independently and dealing professionally with residents and contractors
Able to use email, Microsoft Office, and basic computer systems
Responsible and discreet when handling resident information, keys, fobs, and access credentials
Able to attend occasional meetings or contractor appointments outside regular hours with reasonable notice

Please note

This role coordinates service providers and reports building concerns. It is not a hands-on tradesperson position, and the successful candidate will not be expected to perform electrical, plumbing, gas, mechanical, elevator, roofing, or other specialized repair work.
