Building Operator/Commercial Maintenance Technician

Position Summary: LandBank Developments is seeking a practical, dependable and experienced Building Operator to support the day-to-day physical operation and maintenance of our commercial real estate portfolio.This is a hands-on, site-based position for someone who takes pride in identifying problems early, completing repairs properly and keeping commercial properties safe, functional and well maintained. The successful candidate will maintain a regular presence at the properties, conduct routine inspections, respond to maintenance concerns and personally complete a broad range of general repairs and maintenance work.The ideal candidate will have a working understanding of commercial buildings and their major systems but, above all, will be a capable and resourceful maintenance professional who is comfortable using tools, troubleshooting problems and completing repairs. When an issue requires specialized expertise or falls outside the position’s qualifications, the Maintenance Technician will assess the situation, provide a clear recommendation to Property Management and coordinate the appropriate contractor or trade. This is primarily a hands-on maintenance role, rather than a property management or administrative position.
Key Responsibilities
Building Inspections and Site Presence
- Maintain a regular and reliable presence at assigned commercial properties.
- Conduct routine inspections of building interiors, exteriors, common areas, mechanical rooms, rooftops, parking areas and surrounding grounds.
- Identify maintenance concerns, safety hazards, property damage and emerging building issues before they become larger problems.
- Document deficiencies and provide clear updates to Property Management regarding their urgency, recommended response and anticipated scope of work.
- Confirm that common areas, service areas and building systems are operating appropriately and present a clean, safe and professional appearance.
- Follow up on previously identified issues to ensure repairs are completed and concerns do not recur.
- Report urgent or potentially costly issues to Property Management as soon as they are identified.
General Repairs and Hands-On Maintenance
- Personally complete routine repairs and maintenance work that can reasonably and safely be performed in-house.
- Diagnose common maintenance concerns and determine whether they can be addressed internally or require a specialized contractor.
- Perform general carpentry, drywall repair, painting, patching, caulking and finishing work.
- Repair and adjust doors, locks, closers, hinges, handles, gates and other building hardware.
- Complete minor plumbing repairs, including leaking faucets, toilets, drains and fixture replacements, where permitted.
- Complete minor, non-regulated electrical work and troubleshooting where legally permitted, including the replacement of lamps, switches, receptacle covers and similar components.
- Repair or replace ceiling tiles, shelving, signage, flooring components and other interior finishes.
- Complete minor exterior repairs and seasonal maintenance.
- Assemble, install, adjust and repair fixtures, furniture and building components as required.
- Respond promptly to water leaks, property damage, access issues, heating or cooling complaints and other building maintenance concerns.
- Maintain clean and orderly work areas and take appropriate steps to protect tenants, customers and property while repairs are underway.
Building Systems and Preventative Maintenance
- Monitor the general condition and operation of HVAC, plumbing, electrical, life-safety, access-control and other building systems.
- Perform basic troubleshooting and routine maintenance within the individual’s training, experience and legal qualifications.
- Escalate regulated, hazardous or highly technical work to the appropriate licensed contractor.
- Complete scheduled preventative maintenance tasks and maintain accurate service records.
- Inspect mechanical equipment for visible leaks, unusual noise, vibration, damage or other indicators of potential failure.
- Monitor seasonal building requirements, including heating, cooling, freeze protection, roof drainage and exterior maintenance.
- Assist with the testing, inspection and servicing of building equipment as directed.
- Maintain an organized inventory of commonly required tools, supplies, filters, lamps, hardware and repair materials.
- Identify recurring maintenance issues and recommend practical corrective work or longer-term improvements.
Contractor and Trade Coordination
- Assess maintenance concerns that require specialized expertise and clearly explain the issue to Property Management.
- Recommend an appropriate course of action, including the type of contractor required, urgency of the repair and any reasonable interim measures.
- Obtain quotes or pricing from qualified contractors when requested.
- Arrange site access and coordinate electricians, plumbers, HVAC technicians, roofers, locksmiths and other specialized trades.
- Meet contractors on site, explain the required work and ensure they have appropriate access to the affected area.
- Monitor contractor progress and confirm that the work has been completed properly before the contractor leaves the site.
- Review the apparent scope of completed work and report deficiencies, incomplete work or unexpected conditions to Property Management.
- Maintain productive relationships with reliable contractors and service providers.
- Assist Property Management in evaluating contractor recommendations and determining whether proposed work appears necessary and appropriate.
- Coordinate repairs in a manner that minimizes disruption to tenants and building operations.
- Track contractor attendance and outstanding work through to completion.
Maintenance Requests and Tenant Interaction
- Respond professionally and respectfully to maintenance concerns communicated by tenants or Property Management.
- Investigate reported issues promptly and provide realistic expectations regarding next steps.
- Keep Property Management informed of material tenant concerns, repeat issues and repairs that may affect tenant operations.
- Coordinate access to tenant premises when required and follow applicable notice and access procedures.
- Maintain a helpful and service-oriented approach while representing the ownership professionally.
- Avoid making lease, cost-allocation or property management commitments directly to tenants.
- Escalate disputes, recurring complaints or matters outside the scope of maintenance to Property Management.
Documentation and Reporting
- Maintain accurate records of inspections, maintenance requests, completed repairs and outstanding deficiencies.
- Provide regular reports to Property Management describing work completed, issues identified and recommended next steps.
- Take photographs and prepare concise written documentation of property damage, leaks, deficiencies and completed repairs.
- Track outstanding maintenance items through completion.
- Maintain service records, warranties, manuals and contractor information in an organized manner.
- Document materials used, contractor attendance and repair outcomes where appropriate.
- Report urgent conditions immediately, including active leaks, electrical hazards, security concerns, life-safety issues or conditions that could cause further property damage.
- Maintain and update work orders using the Company’s property management or maintenance software.
Safety and Compliance
- Perform all work in a safe, responsible and professional manner.
- Follow applicable occupational health and safety requirements, building rules and Company procedures.
- Use appropriate personal protective equipment and maintain tools in safe working condition.
- Recognize work that requires permits, specialized training or licensed trades and avoid performing work outside the position’s qualifications.
- Secure work areas and take reasonable precautions to protect tenants, visitors and the public.
- Immediately report dangerous conditions, environmental concerns, suspected hazardous materials or life-safety issues.
- Assist with emergency response and damage mitigation within the individual’s training and capabilities.
- Follow applicable lockout, access, ladder and equipment-safety procedures.
Qualifications and Experience
- Previous experience in commercial building maintenance, facilities maintenance, construction, building operations or a related field.
- Strong hands-on repair and general handyman capabilities.
- Practical knowledge of commercial building systems, construction methods and maintenance requirements.
- Ability to diagnose common building issues and determine an appropriate repair strategy.
- Experience coordinating contractors and specialized trades.
- Familiarity with HVAC, plumbing, electrical and life-safety systems sufficient to identify concerns and communicate effectively with qualified contractors.
- Experience working within a commercial real estate portfolio is strongly preferred.
- Ability to work independently and manage daily priorities across multiple properties.
- Ability to prepare clear written reports, photographs and maintenance updates.
- Valid driver’s licence and reliable access to a vehicle.
- Ability to use smartphones, email, work-order systems and basic digital reporting tools.
- Relevant building operator, facilities maintenance, trades or safety certifications are considered assets.

Physical and Working Requirements
- Ability to regularly walk and inspect commercial properties, including mechanical rooms, rooftops, stairwells and exterior areas.
- Ability to safely use ladders, hand tools and power tools.
- Ability to lift and carry tools, equipment and building materials of a reasonable weight.
- Comfortable working indoors and outdoors in varying weather conditions.
- Ability to travel between assigned properties during the workday.
- Ability to respond to urgent building matters in accordance with the Company’s established procedures.
- The successful candidate will be required to participate in an on-call rotation outside of regular business hours, as needed, to respond to building emergencies. Responsibilities include assessing urgent situations and either attending the property in person or coordinating the appropriate contractor or service provider to respond promptly.
