Full job description

Job Summary
We are seeking a dedicated and experienced couple to serve as Building Manager to oversee the daily operations and maintenance of our facilities. The ideal candidates will collectively possess strong leadership skills and a comprehensive understanding of building systems, including electrical and mechanical components. This role requires outgoing and proactive individuals who can effectively manage residents and ensure that all building operations run smoothly and efficiently. Building managers are expected to live on-site, this will be accommodated with a 2-bedroom apartment with special rental rates included in remuneration package. Our building is cannabis free and we do not allow dogs.

Duties

Conduct regular inspections of the facility to identify potential issues and ensure compliance with safety regulations effectively and implement necessary repairs or upgrades.

· Coordinate with external contractors for specialized services as needed while ensuring adherence to company policies; and completing inspections and approvals of any work conducted by external contractors.

Maintain accurate records of maintenance activities, repairs performed, and equipment status.
Perform general maintenance and cleaning of all common areas including lobbies, laundry rooms, hallways and stairwells.
Perform general property maintenance on the exterior of the building. This includes mowing, maintaining flower gardens and general garbage pick up, as well as clearing and salting walkways and entrances in the winter months.
Act as liaison between the tenants and landlord.
Maintain tenant records including tenant complaints & concerns, lease information and insurance documents.
Receive and respond to tenant complaints.
Collect rent payments.
Maintain posted laundry room hours and collect coins from laundry machines.
Monitor tenant adherence to building codes of conduct and enforcing them as necessary.
Handle and deliver documents on behalf of the Property Manager.
Conduct general unit inspections, as well as move-out inspections.
Conduct & oversee required repairs and maintenance within vacant units.
Conduct viewings and tours of vacant units with perspective applicants.
Complete rental applications and leases and collect deposits and PAD agreements.
Inform prospective tenants of acceptance or rejection.

Experience

Proven experience in a supervisory or leadership role within facilities management or building maintenance.
Strong technical knowledge in electrical work, low voltage systems, and general mechanical operations.
Strength in abilities required to complete unit painting and general light repairs.
Strong inter-personal skills to maintain tenant relations.
Ability to organize and maintain tenant and building records.
Excellent communication and writing skills in English to interact with staff, contractors, and residents.
