Maintenance Technician
Position Summary
We’re hiring a hands-on Maintenance Technician for our Victoria portfolio. This role is resident-facing and building-focused, with added technical complexity because the portfolio includes a downtown commercial office building as well as retail tenants.
You’ll be responsible for day-to-day maintenance, suite service requests, turnovers, preventative maintenance, and contractor coordination.
Key Responsibilities
- Perform repairs as per work orders and maintenance tasks as directed by the Manager and when necessary, call in sub-trades (within authorization limits). Keep the Manager informed, verbally and in writing of situations. Expeditiously handle all building maintenance requests from residents/tenants in a professional and courteous manner as per the established protocol.
- Perform minor electrical repairs, such as changing various types of light bulbs, light switches, and electrical outlets, and installing light fixtures and electrical ballasts (up to 120 V only).
- Perform minor plumbing installations and repairs, including faucets, toilets, associated piping, unclogging drains and toilets, and servicing various plumbing components.
- Minor hardware repair/replacement such as locks, door handles, and door closers.
- Perform minor drywall repairs and plaster work, painting, and minor millwork repair and replacement. Complete minor general repairs such as grouting, floor repairs, and door repair and installation.
- Conduct walkthroughs of buildings and grounds as per the maintenance checklist and address any minor problems that are noted. Bring problems to the attention of the Manager for further direction, especially major issues such as property damage, security system failures, or HVAC issues. Check for and note any cleaning deficiencies and advise the Manager. Respond to and address any cleaning problems immediately when cleaning staff are not on site or available.
- Conduct daily inspections of mechanical and electrical equipment located within the building, including rooftop equipment, sprinkler rooms and systems, elevator machine rooms, mechanical rooms and equipment, electrical rooms and vaults, and any other related equipment.
- Assist with the cleaning/maintenance of building exterior grounds, sidewalks, parkades and loading bays including removal of litter and leaves from curbs and parking areas, clearing snow as required from entrances, driveways and sidewalks and apply ice-melt as required to keep the areas free from obstacles.
- Assist with the preparation of vacant and available suites by performing necessary hands-on maintenance tasks and, as required, scheduling trades to make suites ready for occupancy. Assist with resident and tenant move-ins and move-outs, including hanging and removing elevator pads.
- Update and maintain all necessary maintenance records, such as inspection reports, service requests, incident reports, turnover sheets, maintenance and contractor files, and SuiteSpot jobs and tasks.
- Monitor the building automated systems, security access and CCTV systems where applicable and update systems for timed events, access card activations, cancellations, etc. Investigate and rectify any operating discrepancies as may be necessary and as directed.
- Assist with and perform preventative maintenance on all building equipment and systems, where qualified and directed to do so. Where work is performed by outside contractors, supervise to ensure that performance meets Concert’s standards and WorkSafe procedures.
- Assist the contractor with removal of the compactor, pull cardboard and recycling containers from bins to the street where required, and perform general clean-up of compactor and garbage rooms on a regular basis.
- Participate in the fire and life safety procedures and fire drills and perform routine inspections and testing of the fire safety systems (such as testing of emergency generator once every month). Respond to emergencies as per the safety plan for the building.
- Monitor inventory of supplies and maintenance items and, as required, within the scope of responsibilities and the Manager’s authorization, issue purchase orders for goods and services.
- Keep the workshops and storage areas in an organized, clean and safe manner.
- Respond to break-ins, property damage, fires or floods and advise the Manager or Property Manager immediately and complete incident reports in detail.
- Be on call for an average of one week per month, as needed. Respond to after-hours call-outs for emergency situations.
Required Knowledge & Skills
- 3+ years of experience in residential building maintenance (rental / multi-family / similar).
- Strong practical skills across general maintenance, including plumbing repairs and leak response, minor electrical work (within scope), drywall patching and painting, door hardware, locks and closers, and basic carpentry and repairs.
- Experience working with building mechanical systems (hydronic heating, pumps, valves, HVAC components) and coordinating service contractors.
- Basic knowledge of BAS/DDC systems (alarms, schedules, setpoints, knowing what to check and when to escalate).
- Strong communication and customer service skills; able to handle resident concerns professionally.
- Organized, reliable, and able to work independently with good follow-through.
- Valid BC driver’s license (occasional travel between sites).
- Knowledge of governing legislation, such as the Residential Tenancy Act (BC), Human Rights Code, Personal Information Protection Act, Fire Code, and occupational health and safety requirements (WorkSafeBC).
