Maintenance Technician & Superintendent

We are hiring a hands-on maintenance and building operations lead to take ownership of a growing portfolio of high-quality rental properties across Ottawa. The successful candidate will be a high-accountability operator to take ownership of a growing portfolio of design-forward rental properties across Ottawa.
Our portfolio is actively expanding and consists of newly constructed and fully renovated units with curated, high-end finishes. We operate with a simple standard: fast execution, high-quality work, and exceptional resident experience.
This role is best suited for someone with a strong construction background who understands how buildings actually go together—and how to maintain them properly over time. We value individuals who think preventatively, not reactively, and who take pride in delivering work that does not need to be redone.
What You’ll Be Responsible For (Outcomes, Not Just Tasks)
You will be responsible for ensuring our properties remain in top-tier condition at all times. This includes:
1. Unit Turnover & Readiness
- Turn units efficiently to a rent-ready condition within defined timelines (target: 24–72 hours depending on scope)
- Complete repairs, touch-ups, and installations to a high standard—no shortcuts
- Ensure all systems, appliances, and finishes are fully functional prior to occupancy
2. Preventative Maintenance & Asset Protection
- Conduct regular inspections across the portfolio and proactively identify issues before they escalate
- Implement and maintain a structured maintenance schedule (HVAC, plumbing, building envelope, etc.)
- Minimize long-term capital costs through early intervention and proper workmanship
3. Repairs & Construction Work
- Perform hands-on work including carpentry, drywall, painting, minor electrical and plumbing
- Diagnose root causes—not just symptoms—of issues
- Apply construction knowledge to ensure durable, long-term fixes
4. Tenant-Facing Service
- Deliver professional, clear, and responsive communication with residents
- Respond to maintenance requests within defined service levels (urgent vs non-urgent)
- Represent the company with a high level of professionalism at all times
5. Vendor & Project Coordination
- Source, coordinate, and manage suppliers and trades when required
- Ensure work is completed on time, on budget, and to standard
- Negotiate pricing and prevent unnecessary cost escalation
What Success Looks Like
- Units are consistently rent-ready with minimal downtime
- Issues are identified early and resolved permanently (not repeatedly)
- Residents receive fast, professional responses and high-quality service
- Properties remain clean, functional, and well-presented at all times
- Maintenance costs are controlled through strong judgment and preventative action
Who This Role Is For
- You have hands-on construction experience (this is strongly preferred over purely superintendent backgrounds)
- You understand building systems beyond surface-level fixes
- You take ownership of your work and do not require constant direction
- You move quickly, prioritize effectively, and solve problems independently
- You communicate clearly and professionally with both tenants and team members
- You take pride in maintaining assets to a higher-than-average standard
Preferred:
- Carpentry, drywall, painting, basic plumbing/HVAC troubleshooting
- Experience with rental turnovers
- Experience coordinating trades
- Familiarity with property management software
Compensation & Structure
- Base Salary: $60,000 – $70,000
- Total Compensation Potential: $65,000 – $75,000
Additional Details
- Full-time, permanent position
- Must have valid driver’s license
- Must be available for on-call emergency response when required
- Strong organizational and record-keeping ability expected
