Job Summary
We are seeking an experienced and detail-oriented Senior Project Manager and Estimador to lead construction projects from initiation to completion. This role combines project management expertise with construction estimating skills, requiring a strategic thinker capable of negotiating and pricing effectively. The ideal candidate will have a strong background in construction, especially in firestopping, caulking, fireproofing, and general contracting, proficiency with industry-standard tools, and excellent leadership abilities to coordinate teams and ensure project success.
Responsibilities
Estimating
- Prepare detailed quantity take-offs and cost estimates for firestopping, caulking, spray-applied fireproofing (SFRM/IFRM), and general contracting scopes
- Review and interpret construction drawings, specifications, and fire-rated assembly details to identify full scope of work
- Develop competitive tender submissions and manage the full bid lifecycle from RFP to award
- Identify technical risks, code requirements, and inspection/testing obligations in each estimate
- Maintain unit cost databases, labour productivity benchmarks, and preferred subcontractor/supplier lists
- Conduct post-bid reviews and hand off awarded projects with full scope documentation
Project Management
- Manage firestopping, caulking, fireproofing, and general contracting projects from award through substantial completion and closeout
- Develop project schedules, budgets, and phasing plans in coordination with field supervision
- Coordinate material procurement, submittals, and shop drawing approvals for fire-rated systems and sealant assemblies
- Manage third-party inspection and testing requirements in accordance with ULC listings and project specifications
- Process RFIs, change orders, subcontract agreements, and progress claims
- Conduct site visits and progress meetings; maintain accurate project records and correspondence
- Manage owner billing, holdback tracking, and final account settlement
- Proactively identify and resolve scope, schedule, and cost issues before they escalate
What You Bring
- 7+ years of experience in construction estimating and/or project management, preferably with a general contractor
- Hands-on knowledge of firestopping systems, spray-applied fireproofing, or building envelope/caulking scopes is a strong asset
- Familiarity with ULC-listed assemblies, NBC/NFC fire separation requirements, and inspection/testing protocols
- Experience reading and interpreting fire protection drawings, architectural details, and project specifications is a must
- Proficiency with estimating software (e.g., StackCT on-Screen Takeoff) and Microsoft Office Suite
- Strong understanding of construction contract administration, subcontract management, and change management
- Excellent communication, negotiation, and organizational skills with the ability to manage multiple projects simultaneously
- Post-secondary education in an Engineering Technology, Construction Management, or a related field is preferred
- Gold Seal Certification or trade background in firestopping/fireproofing is considered a significant asset
