Position: Community Manager – Property Management & Leasing

Hours: Monday to Friday, 10.00 AM – 7:00 PM (occasional evenings and weekends as required)

Position Overview
The Community Manager will play a key role in leasing, tenant relations, community engagement, and day-to-day property management operations. The successful candidate will be responsible for maximizing occupancy, maintaining strong resident relationships, coordinating leasing activities, and ensuring a high level of customer service for both tenants and property owners.
Key ResponsibilitiesLeasing & Marketing
- Respond promptly to rental inquiries via phone, email, website, and social media.
- Schedule and conduct property showings.
- Qualify prospective tenants and explain rental policies.
- Process rental applications and supporting documentation.
- Conduct reference, employment, and background verification.
- Prepare lease agreements and move-in documentation.
- Coordinate tenant move-ins and key handovers.
- Maintain property advertisements on rental platforms.
- Follow up with prospective tenants to secure lease agreements.
- Work to minimize vacancy periods and maximize occupancy rates.
Tenant & Community Relations
- Serve as the primary point of contact for tenants.
- Address tenant inquiries, concerns, and complaints professionally.
- Build positive relationships with residents and property owners.
- Promote resident satisfaction and tenant retention.
- Communicate property updates, notices, and community information.
- Assist in resolving tenant disputes and concerns.
Lease Renewals & Retention
- Monitor upcoming lease expirations.
- Contact tenants regarding renewal opportunities.
- Prepare lease renewal agreements.
- Support tenant retention initiatives and maintain occupancy goals.
Property Operations Support
- Coordinate maintenance requests with the operations team.
- Monitor work order completion and tenant satisfaction.
- Assist with move-in and move-out inspections.
- Ensure properties maintain company standards and presentation.
Administrative Responsibilities
- Maintain accurate tenant and property records.
- Update property management software and CRM systems.
- Prepare leasing, occupancy, and activity reports.
- Document all tenant communications and transactions.
- Ensure compliance with company policies and Alberta tenancy regulations.
Owner Communication
- Provide regular updates regarding leasing activity and occupancy.
- Communicate major tenant issues and property concerns.
- Assist with implementing owner-approved initiatives.
QualificationsRequired
- Minimum 1–2 years of experience in property management, leasing, customer service, or sales.
- Strong verbal and written communication skills.
- Excellent organizational and time-management abilities.
- Professional and customer-focused attitude.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency with Microsoft Office and online systems.
- Valid driver's license and reliable transportation.
Preferred
- Experience in residential property management.
- Knowledge of Alberta Residential Tenancies legislation.
- Experience with property management software.
- Marketing and social media experience.

Pay: $30,000.00-$36,000.00 per year
