Job Summary
As a Maintenance Technician, you will be the face of R4 Management on-site, ensuring our rental properties are safe, functional, and well-maintained. Your day-to-day will involve handling general property upkeep, addressing minor repair requests from tenants, installing property signage, and documenting your completed tasks.
Key Responsibilities
- General Maintenance: Perform routine property inspections, preventative maintenance, and turnover repairs to get vacant units rent-ready.
- Minor Repairs: Troubleshoot and fix basic plumbing issues (e.g., leaky faucets, running toilets), minor electrical tasks (e.g., replacing light fixtures, outlets), patching drywall, painting, and basic carpentry.
- Sign Installations: Install and maintain company signage, including "For Rent" signs, lockboxes, and community notices across various property locations.
- Documentation & Reporting: Accurately document all work orders, before-and-after photos, and material expenses using our digital property management software/app.
- Tenant Relations: Communicate professionally and politely with residents while resolving maintenance issues in their homes.
Position Requirements
- Experience: Minimum of 2+ years of professional experience in property maintenance, residential construction, or a related handyman field.
- Tools: Must possess your own set of basic hand and power tools required to complete standard daily repairs.
- Transportation: Must have a reliable, personal vehicle capable of transporting tools and minor supplies between properties, along with a valid driver’s license and clean driving record.
- Tech-Savvy: Comfortable using a smartphone or tablet to receive, update, and close out maintenance work orders.
- Availability: Strong time-management skills and the ability to work independently with minimal supervision.
