Pillar5 Pharma is seeking an experienced Facilities Monitoring and Maintenance Quality Specialist to support the reliability, effectiveness, compliance, and continuous improvement of the facility maintenance program within a GMP-regulated pharmaceutical manufacturing environment.
Summary
This role combines responsibilities related to facilities monitoring, maintenance planning, maintenance quality oversight, asset reliability, and CMMS program support. The specialist works closely with Facilities Operations, Engineering, Validation, Production, and Quality Assurance to ensure maintenance activities are properly planned, executed, documented, and continuously improved to support safe and compliant facility operations.
Responsibilities
- Monitor facility and utility system performance trends including HVAC, purified water, clean steam, and compressed air
- Support investigation and troubleshooting of facility and utility performance issues.
- Assist in identifying critical asset risks and recommend corrective and preventive actions.
- Participate in facility walkthroughs and condition assessments.
- Plan and coordinate preventive and corrective maintenance activities to optimize equipment uptime and technician efficiency.
- Coordinate maintenance scheduling with Operations and Production to minimize operational impact.
- Maintain maintenance backlogs and support prioritization activities based on risk and operational impact.
- Ensure maintenance work orders are properly created, documented, and closed within the CMMS.
- Ensure monthly maintenance work order KPIs meet established targets by monitoring performance, prioritizing preventive maintenance, reducing backlog, improving response and completion times, and driving accountability through regular reviews and continuous improvement initiatives.
- Support audit readiness activities related to facilities and maintenance documentation.
- Assist with deviation investigations, CAPAs, change controls, Standard Operating procedures (SOP’s) and maintenance-related quality events.
- Monitor PM effectiveness and recommend improvements to maintenance procedures and frequencies.
Qualifications
- Diploma or degree in Engineering, Industrial Maintenance, Facilities Management, or related technical field.
- Minimum 3–5 years of experience in facilities maintenance, maintenance planning, reliability, or maintenance quality within a regulated manufacturing environment.
- Experience working in pharmaceutical, biotech, medical device, or other GMP-regulated industries preferred.
- Strong understanding of CMMS systems and maintenance planning principles.
- Knowledge of GMP documentation practices and regulated facility requirements.
- Familiarity with facility utility systems including HVAC, water systems, compressed air, and building infrastructure.
- Strong organizational, analytical, and communication skills.
- Experience with reliability methodologies, root cause analysis, and maintenance KPI tracking is considered an asset.

COMPENSATION:
The salary range: $75,000 - $100,000 annually
