Job Overview
We are a premier real estate investment and property management firm specializing in residential apartment buildings and mixed-use properties across Western Canada. We are seeking an experienced, hands-on Resident Manager to provide outstanding tenant service and maintain a clean, safe, and welcoming building environment. You will be responsible for a mid-sized apartment complex (80-120 units) and must be prepared to handle both administrative duties and physical property maintenance.
Responsibilities
- Act as the primary point of contact for tenant inquiries, concerns, and emergency issues
- Show vacant units to prospective renters and assist with lease signings
- Conduct move-in and move-out inspections
- Address noise complaints and enforce building rules fairly
- Perform minor repairs (leaky faucets, running toilets, door hinges, window seals)
- Clean common areas (lobbies, hallways, laundry rooms, elevators) daily
- Coordinate with trades for major repairs (plumbing, electrical, HVAC)
- Clear walkways, driveways, and entryways of snow and ice (winter months)
- Maintain landscaping (mowing, trimming, weeding, leaf removal) during spring and summer
- Ensure garbage and recycling areas are tidy and free of pests
- Prepare weekly vacancy and maintenance reports for property management
- Collect rent payments and issue receipts (for buildings without online payment systems)
- Monitor security cameras and report suspicious activity
Experience
- MUST HAVE 3-5 YEARS OF EXPERIENCE AS A RESIDENT MANAGER (or live-in superintendent)
- Secondary School Diploma (high school) or equivalent
- Basic knowledge of residential plumbing, electrical, and appliance repair
- Experience with snow clearing equipment (shovels, snow blowers, ice melt application)
- Strong communication skills (English) – written and verbal
- Ability to complete physical activities such as cleaning, lifting (up to 50 lbs), climbing stairs, and working outdoors in all weather conditions
- Valid driver's license and access to a vehicle (for supply runs and building inspections)
- Legal authorization to work in Canada
- Reside in or within commuting distance of Calgary, AB (on-site residence not required)

Pay: $36,674.21-$64,803.18 per year
