We are seeking a dedicated and experienced Live-in Superintendent to oversee a mid-size Co-operative Housing Community in Toronto, ON. This position includes a two-bedroom apartment with all utilities covered, including internet and cable.
Job Responsibilities:
● General maintenance of the buildings and grounds, including tractor mowing and snow removal, salting, keeping grounds and walkways clean and free of garbage
● Perform painting, minor repairs, and general upkeep of common areas. Assist in the cleaning of common areas as required
● Manage garbage and recycling areas, ensuring compliance with municipal requirements
● Conduct weekly checks of building systems and mechanical room equipment
● Perform general maintenance and minor repairs within residential units as required
● Report deficiencies, maintenance issues, vandalism, and other concerns to property management
● Respond to the emergencies of shareholders and residents
● On direction of the board or management liaise to coordinate work with contractors and service providers
● Carry out preventative maintenance on an ongoing basis
● Maintain accurate maintenance logs, records, and daily task reports
● Follow established procedures and assist in improving operational processes
● Support the co-op’s policies and occupancy by-laws
● Ensure compliance with health and safety standards, fire code and municipal bylaws
● Respond to board member requests in a professional and timely manner
● Provide recommendations to improve building operations and maintenance practices
● Work under the direction of the property management team, reporting on daily activities and taking guidance on priorities
● Perform other duties as assigned
Requirements:
● 5–10 years of relevant experience in a mid-size residential building
● Solid knowledge of general maintenance, repair, and cleaning practices
● Basic knowledge of HVAC, electrical systems and plumbing
● Ability to lift objects up to 50 llbs and work with tractor equipment (mower/snow plow)
● Strong understanding of community living and willingness to support a co-operative environment
● Strong communication skills; must speak and read English fluently (Polish is considered an asset)
● Ability to work independently and take initiative
● Police clearance check and three employment references required
● Must be seeking a long-term role with a commitment to the community
● Must be legally authorized to work in Canada

Pay: $40,000.00-$48,000.00 per year
