Job Overview
We are seeking an experienced, reliable, proactive, and handy Live-In Superintendent to oversee the physical maintenance, cleanliness, safety of our residential property in Ottawa. The ideal candidate has strong ability to work in a team environment while also a "do-it-yourself" ability and a customer-service mindset. Ability to live on-site full-time in a taxable benefit unit to respond to emergencies on-call rotation.
Responsibilities Property
Perform minor plumbing, electrical, appliance, and carpentry repairs in individual units and common areas. Monitor and maintain logs for central building infrastructure (HVAC, boilers). Maintain exceptional cleanliness in corridors, lobbies, laundry room and all common areas. Clear ice and snow from building entry and exit points during the winter and perform lawn care in the summer months. Complete month-end turnovers, inspect vacant units or when instructed by Management. Show units to prospective tenants. Respond promptly to after-hours property emergencies (e.g., floods, leaks, loss of power)
Requirements
- 2-5 years of building maintenance of superintendent experience
- Excellent command of English (French bilingualism is highly valued in the Ottawa area).
- Ability to pass a mandatory Criminal record / Police Check
- Knowledge of WHMIS, fire safety protocols and the Ontario Residential Tenancies Act (RTA)
- Proven experience in building maintenance environments
- Strong ability to prioritize tasks efficiently
- Hands-on electrical experience with low voltage systems
- Mechanical knowledge related to HVAC systems, plumbing, and general building infrastructure
- Familiarity with work orders
- Excellent communication skills with problem-solving and team development
- On-call rotation bi-weekly
- Must reside on-site in a taxable benefit unit provided.
Pay: $20.00-$24.00 per hour
