We are currently seeking a hands-on and technically proficient Hotel Maintenance Manager to join our leadership team. Position Summary
The Hotel Maintenance Manager leads all aspects of property upkeep, safety, building systems, and team leadership. This is a hands-on leadership position requiring strong technical skills and a consistent on-site presence. You will oversee preventive maintenance, capital projects, team scheduling, guestroom standards, and emergency response while supporting a culture of service and accountability.
This position leads a team of three maintenance and security professionals and plays a key role in maintaining the reputation and physical upkeep of the Sundial Boutique Hotel.
Key Responsibilities
Technical & Project Leadership (100% On-Site)

Lead and participate in the execution of all maintenance tasks and hotel capital improvement projects.

Oversee the operation, maintenance, and upgrades of HVAC, plumbing, electrical, mechanical, and building systems.

Perform regular walkthroughs of guest rooms, back-of-house areas, common spaces, and rooftops to identify and resolve issues proactively.

Serve as the hotel’s technical subject matter expert and key liaison with strata, vendors (including GFL), and ownership.

Review and update the Maintenance Manual monthly to reflect current procedures and standards.
Team Supervision & Administrative Operations

Supervise, schedule, and mentor a team of three staff in both maintenance and security roles.

Conduct onboarding, training, and performance evaluations to ensure team efficiency and development.

Works with Finance department to complete payroll process, including approval and submission, as well as administration of all team member benefits.

Set clear performance goals and oversee staff scheduling to ensure optimal coverage and operational efficiency

Promote a collaborative, safety-conscious, and guest-focused team culture.

Ensure scheduling aligns with occupancy forecasts and ongoing project timelines.
Preventive Maintenance & Guest Room Standards

Design and lead a comprehensive Preventive Maintenance Program with care and precision, covering guest suites, Carleton Lodge units, public areas, staff housing, and all structural and mechanical aspects of the hotel. This includes roofs, mechanical rooms, elevators, stairwells, corridors, service areas, exterior siding, windows, signage, and parking areas.

Oversee daily, weekly, and seasonal PMIs (Preventive Maintenance Inspections) to ensure the hotel’s physical spaces reflect our boutique standards and deliver peace of mind to guests and team members alike.

Ensure the physical condition of guest suites—including lighting, plumbing, air quality, furniture, and finishes, meets or exceeds Sundial’s brand standards.

Maintain and monitor all hot tubs, including chemical levels, filtration systems, temperature checks, and seasonal servicing.

Lead with consistency and heart to uphold the comfort and safety our guests count on, from the moment they enter their suite to every corner of the building.

Ensure the proper functioning and routine testing of fire suppression systems, smoke detectors, emergency lights, and all life safety systems.

Maintain well-stocked and safely organized inventories of tools, parts, and hot tub chemicals for uninterrupted operations.
Security Oversight

Oversee daily security operations, incident management, and emergency response plans.

Support Guest Services with noise complaints, room lockouts, unauthorized visitors, or disturbances.

Manage surveillance systems, review footage when necessary, and maintain system functionality.

Monitor and enforce parking policies; ensure only authorized vehicles are on-site.

Document and maintain incident reports for all security or emergency situations on property.
Compliance & Risk Management

Ensure all work and projects comply with BC building codes, WorkSafeBC regulations, and life safety standards.

Conduct monthly safety meetings and quarterly building safety inspections.

Keep SOPs, maintenance records, MSDS sheets, and training logs organized and up to date.

Lead fire drills and coordinate fire/life safety compliance with external inspectors.
Purchasing, Budget & Forecasting

Manage procurement and track inventory through QuickBooks, following hotel, strata, and contractor-specific approval procedures.

Forecast and submit daily, weekly, and monthly labor reports to Sundial Management.

Create and manage department budgets, capital expense plans, and project timelines.

Manage external contractors and vendors for specialized installations, servicing, and warranty repairs.
Qualifications

Minimum 3 years of leadership/supervisory experience in hotel or multi-unit residential maintenance.

Advanced technical expertise in HVAC, electrical, plumbing, and building systems preferred.

Experience leading both operations and projects in a hands-on capacity.

Knowledge of QuickBooks, ADP, and property maintenance software.

Excellent communication, organizational, and time management skills.

Valid driver’s license required.

Base Salary: $75,000 per year
