Director of Real Estate Analysis

Compensation: $70,000 - $80,000 p.a.
We are seeking a sharp, analytical, and experienced investment professional to join our boutique Ontario-based firm. The successful candidate will have strong business judgment, solid analytical ability, and the capacity to evaluate real estate investment, financing, and development opportunities with a practical and independent mindset. This role requires someone with excellent communication and people skills and knowledgeable about the GTA/Southern Ontario markets, who can learn quickly, apply relevant legislation and contract terms where appropriate, and contribute meaningfully to investment decisions from day one.
This role is built around three main activities:
1. Real estate investing and acquisitions, including the acquisition and rental of properties to generate income streams, with familiarity with tenancy matters and legislation such as the Residential Tenancies Act.
2. Real estate financing, including private mortgages and commercial/residential lending, where lending practices, underwriting skills, and risk assessment are important.
3. Real estate development, including identifying land opportunities, developing site plan concepts, and guiding projects through municipal approvals and related regulatory processes for eventual development and sale.
We require candidates to have direct work experience in at least one of these three main activities plus a deep familiarity with the Southern Ontario/GTA marketplace in general, including local market conditions, legislation, and practical real estate considerations.
Key Responsibilities
· Analyze and evaluate real estate investment and acquisition opportunities across Southern Ontario and the GTA.
· Build and review financial models, feasibility studies, ROI analysis, cash flow projections, and related investment analysis.
· Review APSs, contracts, loan documents, financing applications, and related materials to identify issues, risks, and opportunities.
· Conduct due diligence on acquisitions, financing opportunities, and related real estate transactions.
· Assess and manage existing or potential tenant income streams, including lease-related and tenancy-related considerations.
· Monitor market trends, interest rates, economic conditions, and local real estate activity to support strategy and decision-making.
· Apply relevant Ontario legislation, market knowledge, and industry practices when assessing opportunities.
· Work collaboratively across the business as priorities shift and opportunities arise.
· Maintain accurate records, reporting, and communication using Microsoft Excel, Outlook, and related tools.
Qualifications & Requirements
· Undergraduate degree in Finance, Economics, Business, Real Estate, or a related field.
· Professional appraiser designation such as CRA or AACI/P.App, or professional planner designation such as RPP, are preferred.
· CRF (REIC) preferred.
· CFA considered an asset, but not necessary.
· Minimum 8 years of postgraduate work experience in an analytical, financial, investment, underwriting, lending, real estate, or related role.
· Experience in real estate investing, acquisitions, lending, mortgage financing, or development is preferred.
· Familiarity with Ontario real estate market conditions, tenant matters, and relevant legislation is strongly preferred.
· Ability to size up real estate investment opportunities and present findings using strong financial analysis, modeling, and Excel skills.
· Experienced in reviewing legal documents, contracts, agreements, and related materials.
· Strong understanding of business principles, risk assessment, and decision-making.
· Self-starter with the ability to learn independently and apply relevant legislation or market knowledge to analysis.
· Strong written and verbal communication skills with good people skills.
· Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment.
