Job Overview
We are an established Surrey-based Property Management company looking for a Maintenance Manager for our maintenance division. The individual will have the opportunity to work independently while overseeing a small team, and will work with us to grow this division. The ideal candidate will possess a strong mechanical background and be proficient in electrical and industrial maintenance.
To deal with all unexpected minor maintenance issues, perform necessary repairs as above, meet with contractors to investigate issues beyond the scope above, and be on call to address emergency issues, and all other related duties as assigned. Tracking of your time and work performed is necessary to facilitate the charge-back to the appropriate sites,
Provide onsite maintenance and vacation coverage for site staff. You will act professionally and courteously with all clients, tenants, and building staff.
Responsibilities
- Perform routine maintenance on machinery and equipment to ensure optimal performance.
- Troubleshoot mechanical and electrical issues, utilizing logic controllers and schematics.
- Fabricate parts as needed to support repairs and maintenance tasks.
- Manage maintenance projects from start to finish, ensuring timely completion.
- Maintain accurate records of maintenance activities, including repairs and inspections.
- Collaborate with other team members to identify areas for improvement.
- Adhere to safety protocols while performing all maintenance duties.
- Electrical work: perform minor electrical tasks such as installing plugs/sockets, lighting fixtures etc. (a valid ticket or designation would be an asset).
- Drywall Installation, patching, and repairs
- Framing walls using wood and steel
- Painting: spray painting, painting curbs, speed bumps, walls, metal doors, frames, and minor touch-ups etc.
- Understanding of mechanical equipment: boilers, thermostats, heat pumps for example.
- Plumbing: use of drain cleaning equipment, finding and repairing leaks, and other related tasks.
- Tiling/Grouting/ Leveling: understanding the basics and being able to tile
- Flooring: Installation and patching of all types of flooring (laminate, vinyl, tile etc.), exterior tile and grouting
- Pressure washing of sidewalks, parkades, and other areas.
- Minor Welding projects.
EXPERIENCE:
- Proven mechanical knowledge with hands-on experience in industrial maintenance.
- Familiarity with project management principles to oversee maintenance tasks effectively.
- Proficient in reading and interpreting schematics and technical documents.
- Strong electrical skills, including experience with logic controllers.
- Ability to communicate effectively in English, both verbally and in writing.
- Previous experience in a similar role is preferred but not mandatory.
