We are seeking a dependable, organized, and service-oriented Live-In Superintendent to oversee the day-to-day operations and upkeep of a modern 78-unit apartment building.
This role is ideal for an individual or a two-person team of co-applicants who can ensure the property remains clean, safe, and well-maintained on a consistent basis. Due to the size of the building and the ongoing nature of the responsibilities, regular attention to cleaning, maintenance, tenant support, and building oversight is essential.
Applicants may maintain outside full-time or part-time employment, provided the responsibilities of the Superintendent position are performed reliably and in a timely manner.
Compensation
As part of the compensation package, the successful candidate(s) will be provided with a rent-free on-site apartment.
Qualifications
The ideal candidate possesses strong organizational skills, a friendly and professional demeanor, and experience in property maintenance and customer service.
- Fluency in English is required.
- Bilingualism (English and French) is considered a strong asset. At least one member of a co-applicant team should be able to communicate effectively in both official languages.
- Previous experience in residential property management, building operations, custodial services, or a similar role is considered an asset.
- Ability to perform a variety of minor repairs and general maintenance tasks.
- Strong interpersonal and communication skills for professional tenant interactions.
- Highly organized with the ability to manage multiple responsibilities, schedules, and priorities.
- Must be dependable, self-motivated, and capable of responding promptly to building-related issues.
This position is well-suited to a live-in individual or two-person team seeking rent-free accommodation in exchange for providing consistent building oversight, cleaning, maintenance, and tenant support services.
Responsibilities
- Manage daily building operations, including overseeing maintenance schedules and ensuring all systems function optimally
- Lead and supervise maintenance staff, contractors, and vendors to complete repairs and upgrades efficiently
- Coordinate project management tasks related to building improvements, renovations, or safety upgrades
- Conduct routine inspections of mechanical, electrical, HVAC (Heating, Ventilation, and Air Conditioning), low voltage systems, and schematics to identify issues early
- Utilize CMMS (Computerized Maintenance Management System) software to track work orders, maintenance history, and inventory management
- Maintain mechanical knowledge to troubleshoot issues with plumbing, electrical systems, programmable logic controllers (PLCs), and other industrial equipment
- Respond promptly to emergency situations or resident concerns with effective communication and problem-solving skills
- Must be highly organized and capable of managing multiple schedules (rentals, move-ins, cleaning, repairs) simultaneously.
