About Guardteck
Guardteck delivers tailored security for commercial, residential, and community environments. As part of Kandor Management Corporation, we’re not a typical security company — we’re building something different, guided by five core values: Community First, Above and Beyond, Accountability, Creative Initiative, and Be Awesome.
The opportunity
We’re hiring a Site Security Manager to lead security operations at Oakridge Park, one of Vancouver’s premier luxury retail destinations. This is a high-visibility leadership role where polished service, sound judgment, and strong team development directly shape the experience of tenants, retailers, and guests. You’ll own the site — setting the standard, mentoring your leadership team, and handling the unexpected with confidence. This is a front-line leadership role, not a desk job. You’ll lead a large on-site security team — approximately 5 managers, 25 supervisors, and 250 security personnel — across a 24/7 flagship operation.
Compensation: $90,000–$100,000 per year, grounded in a pay-for-performance philosophy that rewards exceptional individual and team results.
Schedule: Monday-Friday, primarily daytime with flexibility for site needs, plus rotating on-call coverage for after-hours escalations
What you’ll do
- Lead daily security operations at the site, setting the tone for professionalism, accountability, and concierge-level service.
- Coach, develop, and review your Security Leadership Team and shift supervisors, including semi-annual and annual performance reviews.
- Act as the key operational leader during incidents and emergencies — responding swiftly, making sound decisions, and protecting tenants, shoppers, guests, employees, and property.
- Build and maintain emergency response plans, and run regular drills and tabletop exercises (fire, active threat, and related scenarios).
- Partner with Site Property Management and the Guardteck Account Manager on regular site walkthroughs, threat assessments, and continuous improvement of the security program.
- Ensure the team uses CCTV and integrated security systems effectively to support incident review and investigations.
- Keep the site fully compliant with contract requirements, training, and Guardteck standards, and report on performance to the Account Management Team.
- Respond to after-hours emergencies as the site’s escalation point.
What you bring
- A valid BC Security Worker Licence (required).
- 4–5+ years leading security teams as a Site Security Manager, Security Operations Manager, or senior supervisor, ideally including a large team.
- Experience in luxury retail, shopping centre, or high-profile customer-facing environments (a strong asset).
- Working knowledge of integrated security systems — CCTV, access control, and intrusion.
- Strong leadership, customer service, and interpersonal communication skills, with sound judgment and discretion.
- Comfort with reporting and security technology (incident reporting, scheduling, and standard office tools).
- OFA Level 2 and Advanced Security Training (AST) certification — held or willing to attain (we support certification).
- ASIS APP (Associate Protection Professional) or CPP (Certified Protection Professional) certification is a definite asset — and if you don’t hold it yet, we’re happy to support you in obtaining it.
Why join Guardteck
- Competitive pay: $90,000–$100,000.
- Benefits: extended health & dental, vacation, paid certification/licence renewal, plus a cell phone and laptop, EAP, and a professional-development budget of $1000 per year.
- Real growth: we’re growing fast and invest in people who prove themselves, with exposure across operations, client relations, leadership, and compliance. We promote from within — this role offers a clear path toward Account Manager or Operations Manager for those who deliver.
