Overview
The Building Superintendent oversees the daily operations at Latitude 45 Suites, a modern 60-unit residential building in Wolfville, NS. This position is ideally suited for a reliable, proactive, and hands-on individual who takes pride in maintaining a safe, clean and welcoming residential environment. The successful candidate will possess the skills and experience necessary to effectively carry out the responsibilities outlined below.
The successful candidate will be supported by and report directly to the buildings' owner. They will be expected to exercise sound judgment, work independently, proactively identify operational issues, and ensure the property operates safely and efficiently in accordance with company policies & procedures.
We are seeking an experienced and dedicated Building Superintendent to oversee the daily cleanliness, maintenance, and overall appearance of the property. The successful candidate will perform minor repairs and general maintenance tasks, including basic plumbing, painting and other routine repairs.
Strong interpersonal skills, effective communication, accountability and a commitment to excellent customer service, are essential for success in this role.
Duties
- Perform daily cleaning duties in common areas.
- Act as the primary on-site contact for residents, responding to inquiries and concerns and maintenence requests professionally.
- Supervise daily building operations, including mechanical, electrical, HVAC, and low voltage systems.
- Oversee and coordinate repairs.
- Manage and execute projects related to facility, ensuring timely completion within budget.
- Ensure compliance with safety regulations and conduct regular inspections to identify potential hazards.
- Maintain detailed documentation of maintenance activities, repairs, and project progress.
- Collaborate with office administrator manager.
- Lead emergency response efforts related to building systems or safety concerns.
Qualifications
- Minimum of five years of relevant experience, preferably in property management or maintenance.
- Basic knowledge of plumbing, electrical and general repairs.
- Physically able to perform cleaning tasks and ability to lift 20lbs to 40lbs.
- Self-motivated, reliable and capable of working independently.
- Working knowledge of the NS Residential Tenancies Act is an asset.
- Strong organizational & time management skills with ability to appropriately prioritize work.
