We are seeking a motivated Junior Property Manager to join our team. The successful candidate will support the management of commercial properties and assist with day-to-day operations, tenant relations, and administrative functions. This individual will report to the Property Manager and Sr. Management team. The primary work location would be in North York with weekly visits to the Head Office located in Scarborough.
Qualifications:
- Minimum 2 years of experience in a residential property management setting.
- Candidate must hold a CMRAO Limited License and working towards a General License.
- Strong organizational and communication skills.
- Ability to work independently while supporting senior management.
- Knowledge of the Landlord and Tenant Board (LTB) processes, procedures, and regulations is an asset.
- Knowledge of the Condominium Act is required.
Job Responsibilities:
1. Financial Management
- Preparing budgets and financial reports
- Collecting rent and other fees
- Paying invoices and managing operating expenses
- Follow up on arrears and enforcing late payment procedures
- Monitoring expenses and maintaining a balanced budget
2. Operations & Maintenance
- Coordinating repairs, maintenance, and capital projects
- Ensuring building systems (HVAC, plumbing, electrical, life safety) are serviced
- Procuring and supervising contractors/service providers
- Overseeing cleaning, landscaping, and snow removal
- Schedule preventative maintenance programs
3. Tenant / Owner Relations
- Handling tenant inquiries, complaints, and service requests
- Enforcing lease or condominium rules
- Managing tenant retention and renewals
- Reviewing and approving unit renovations
4. Lease / Contract Administration
- Negotiating and administering leases or occupancy agreements
- Tracking key dates (renewals, expiries, rent escalations)
- Ensuring compliance with lease obligations (insurance, maintenance, use clauses)
5. Legal & Regulatory Compliance
- Ensuring compliance with local building codes, fire regulations, accessibility standards, and environmental laws
- Handling arrears, defaults, and evictions in accordance with legislation (e.g.,
- Commercial Tenancies Act in Ontario or the Condominium Act for condos)
- Maintaining proper records for audits and inspections
