CentreCourt is seeking an Assistant Superintendent, Finishes to join the team supporting the delivery of 49 Ontario, a landmark purpose-built rental development located in downtown Toronto. The project will deliver over 1,200 residential units across two high-rise towers, helping address the growing demand for rental housing in the city's core while contributing meaningful new supply to Toronto's downtown housing market. This development represents an important addition to CentreCourt's expanding platform of large-scale residential communities and reflects the company's continued focus on delivering high-quality high-rise projects in transit-oriented, amenity-rich neighbourhoods across the Greater Toronto Area. The Assistant Superintendent, Finishes, reports directly to the Senior Superintendent and Project Management team and is responsible for leading the execution of all suite and common area finishing activities through occupancy. This role oversees finishing trades, manages quality and deficiency programs, coordinates schedules, and ensures suites are delivered safely, efficiently, and in accordance with CentreCourt's quality standards. Working closely with Customer Care, consultants, and subcontractors, the Assistant Superintendent, Finishes plays a critical role in delivering an exceptional finished product and homeowner experience.
- Manage the day-to-day execution of all suite finishing activities from windows through to occupancy.
- Coordinate and oversee all finishing trades to ensure work is completed safely, efficiently, and to CentreCourt quality standards.
- Assist with the completion of common areas, corridors, amenities, lobbies, and back-of-house spaces.
- Ensure all work complies with approved drawings, specifications, shop drawings, building codes, and project quality standards.
- Coordinate suite turnover to Customer Care and support occupancy activities.
- Develop and maintain detailed three-week look-ahead schedules for finishing trades.
- Coordinate manpower, material deliveries, and equipment required to maintain project schedule.
- Monitor subcontractor productivity, sequencing, and workmanship to ensure milestone dates are achieved.
- Assist with updating suite completion matrices, finishing schedules, and extra/credit logs.
- Lead trade coordination meetings when required and communicate schedule expectations to all project stakeholders.
- Manage the suite inspection and deficiency correction program throughout finishing.
- Track, monitor, and close deficiencies to ensure timely completion prior to PDI and occupancy.
- Maintain detailed deficiency logs and ensure reported deficiencies are completed within one week of identification.
- Maintain an average PDI deficiency count of eight items or fewer per suite.
- Perform regular quality inspections to ensure CentreCourt workmanship standards are consistently achieved.
- Support the Senior Superintendent with the day-to-day coordination of site activities.
- Assist with project planning, sequencing, and execution of finishing operations.
- Contribute to project reporting, including daily site logs, progress updates, inspections, and schedule reporting.
- Monitor site progress against baseline schedules and identify potential risks or delays.
- Provide mentorship and day-to-day guidance to junior site team members where appropriate.
- Promote and maintain a safe work environment for employees, subcontractors, consultants, and visitors.
- Ensure compliance with CentreCourt's Health & Safety Program, Site Safety Plan, and all applicable legislation.
- Enforce compliance with the Occupational Health and Safety Act, Ministry of Labour requirements, and Workplace Safety & Insurance Board reporting obligations.
- Conduct regular site inspections to ensure safe work practices and housekeeping standards are maintained.
- Demonstrate leadership in health, safety, and environmental performance across the project.
- Diploma or degree in Construction Management, Civil Engineering, Architectural Technology, Engineering Technology, or a related discipline.
- 3–5 years of experience in high-rise residential construction, with significant exposure to finishing and occupancy.
- Experience completing at least one high-rise residential project through finishing and occupancy within Ontario.
- Strong understanding of residential finishing trades, sequencing, deficiency management, and quality control.
- Ability to read and interpret construction drawings, specifications, shop drawings, and project schedules.
- Working knowledge of Microsoft Office, Microsoft Project, and construction management software such as Procore.
- Excellent organizational, planning, and communication skills.
- Demonstrated ability to manage multiple priorities while maintaining attention to detail.
