We are currently seeking a skilled, service-oriented Live-In Maintenance Technician to support the day-to-day building operations of our residential community in Guelph.
Position Overview
Reporting directly to the Assistant Property Manager and working closely with site leadership, the Live-In Maintenance Technician plays a critical role in maintaining asset integrity, ensuring resident satisfaction, and supporting operational efficiency.
This role requires strong hands-on technical ability, preventative maintenance planning, building systems awareness, and the ability to respond effectively to both routine and emergency maintenance situations. You are a visible and trusted presence on-site, representing Drake’s commitment to quality, safety, and resident experience.
Building Operations & Preventative Maintenance
· Perform daily property walkthroughs to proactively identify deficiencies, safety concerns, and maintenance needs.
· Execute preventative maintenance programs for common areas, mechanical rooms, life safety systems, and building envelope.
· Monitor and maintain building systems (HVAC, plumbing, electrical, lighting, pumps, fire safety systems) within scope of training.
· Maintain mechanical logs and inspection records in accordance with Fire Code and internal compliance standards.
· Track and complete work orders through digital property management systems in a timely manner.
· Maintain organized maintenance rooms and proper inventory levels of tools, parts, and supplies.
· Ensure vacant units are maintained in move-in-ready condition.
Suite Maintenance & Turnovers
· Complete in-suite repairs including plumbing fixtures, minor electrical, drywall patching, appliance servicing, and general carpentry.
· Conduct move-in, move-out, and periodic suite inspections.
· Support turnover preparation including painting, repairs, fixture replacements, and quality control walkthroughs.
· Identify opportunities to improve unit condition and reduce recurring maintenance issues.
Health, Safety & Compliance
· Support compliance with the Residential Tenancies Act (RTA), Fire Code, and Building Code.
· Assist with fire drills, alarm testing coordination, and annual life safety inspections.
· Maintain safe work practices in accordance with Occupational Health & Safety regulations.
· Ensure exterior walkways, entrances, and parking areas are safe and well-maintained.
· Perform snow removal, salting, and seasonal grounds care as required.
Vendor & Contractor Coordination
· Provide site access and supervision for trades, contractors, inspectors, and municipal representatives.
· Assist with scope reviews and quality control of vendor work.
· Support capital projects and renovation programs as required.
· Communicate observed deficiencies to management with recommended solutions.
Resident Experience & Service Excellence
· Respond to resident maintenance requests in a professional, timely, and service-oriented manner.
· Maintain positive resident relationships through visibility and responsiveness.
· Support communication regarding suite access and scheduled maintenance.
· Promote a respectful, inclusive, and community-focused environment.
On-Call & Emergency Response
· Participate in after-hours emergency response rotation.
· Investigate and respond to urgent maintenance situations including floods, power outages, fire alarms, and other building-related incidents.
· Support disaster recovery protocols and incident documentation.
Experience & Qualifications
· 2–5 years of experience in residential property maintenance or building operations.
· Strong knowledge of mechanical, plumbing, and electrical systems within a multi-residential environment.
· Experience with digital work order systems (Yardi or similar platforms preferred).
· Working knowledge of the Residential Tenancies Act (RTA) and Ontario Fire Code.
· WHMIS certification required; First Aid/CPR certification considered an asset.
· Strong troubleshooting and problem-solving skills.
· Ability to work independently with sound judgment and initiative.
· Excellent customer service and communication skills.
· Physically capable of lifting, climbing ladders, and performing hands-on maintenance tasks.
· Flexible availability for on-call and emergency response.
· Valid driver’s license considered an asset.

How We Work
This is a full-time, permanent, live-in role based in Guelph. Standard hours are Monday to Friday during regular business hours, with participation in an after-hours emergency rotation as required.
