About the Role
We are seeking a dependable and hands-on Residential Maintenance Manager to oversee daily maintenance operations across a portfolio of residential properties. This role is responsible for leading the maintenance team, ensuring the safety, functionality, and overall condition of building systems, suites, and common areas. The ideal candidate brings strong leadership, technical expertise, and a tenant-focused approach to maintaining a high standard of living for residents. This position plays a key role in creating a clean, safe, and well-maintained residential environment.
Key Responsibilities
- Supervise, schedule, and support the maintenance team to ensure timely completion of daily work orders and preventive maintenance
- Conduct routine inspections, maintenance, and repairs on residential building systems (HVAC, plumbing, electrical, appliances, etc.)
- Respond to escalated resident service requests and emergencies with a strong focus on customer service and resolution
- Oversee unit turnovers, including inspections, repairs, and coordination to ensure suites are move-in ready
- Coordinate and manage external contractors and vendors for specialized repairs and capital projects
- Maintain accurate records of maintenance activities, service requests, inspections, and equipment performance
- Ensure compliance with all health, safety, and fire/life safety regulations applicable to residential properties
- Oversee seasonal maintenance such as snow removal, landscaping, and exterior upkeep
- Participate in an on-call rotation and lead response efforts during after-hours emergencies
- Support hiring, training, and performance management of maintenance staff
Qualifications
- Minimum 5 years of experience in residential building maintenance or property operations, with at least 2 years in a leadership role (multi-residential experience preferred)
- Technical diploma or certification in building systems, HVAC, electrical, plumbing, or a related trade is an asset
- Strong knowledge of residential building systems, including HVAC, plumbing, electrical, and appliances
- Excellent leadership, problem-solving, communication, and customer service skills
- Ability to manage competing priorities, delegate effectively, and operate in a fast-paced residential environment
- Valid driver’s license and reliable transportation
