Reports to: Regional Property Manager
Employment Status: Full-Time
Role Purpose
The Building Manager is responsible for the maintenance, presentation, and operational readiness of Marcon's income-producing properties at Dogwood and Hue. At both sites, this role encompasses minor repairs, janitorial support, and vendor access coordination to ensure units remain safe, clean, and well-maintained.
At Dogwood, the role takes on additional scope, including routine inspections, site maintenance activities, and ensuring the property remains fully functional at all times.

Maintenance tickets and repair requests are completed accurately and within expected timelines

Urgent property issues are communicated promptly to the Community Manager

Contractors, vendors, and trades receive timely site access and coordination support

Seasonal, exterior, and common-area maintenance activities are completed reliably
Core Accountabilities

Property Maintenance & Minor Repairs – Accountable for completing assigned maintenance and repair work, including minor plumbing, drywall, lighting, cabinetry, lock changes, painting, light carpentry, and related building repairs.

Site Inspections & Deficiency Reporting – Accountable for conducting regular interior and exterior inspections, identifying deficiencies, documenting required repairs, and escalating urgent issues to the Regional Property Manager.

Janitorial & Common Area Support – Accountable for supporting cleanliness and presentation across common areas, garbage and recycling rooms, amenity spaces, washrooms, parkades, and exterior property areas.

Exterior & Seasonal Maintenance – Accountable for supporting landscaping, leaf clean-up, litter removal, pressure washing, minor planting, snow clearing, salting, graffiti removal, and other seasonal site requirements.

Work Order & Ticket Completion – Accountable for reviewing assigned maintenance tickets, prioritizing urgent requests, completing work within expected timelines, and updating status information accurately.

Vendor & Contractor Coordination Support – Accountable for meeting trades, vendors, and contractors on site, providing access where required, and supporting coordination of repairs or service activity.

New Property & CapEx Support – Accountable for supporting deficiency walkthroughs, handover-related repairs, annual CapEx planning inputs, and property improvement activities under Regional Property Manager direction.

Safety & Risk Awareness – Identifies hazards, urgent repair needs, access concerns, and property risks, and escalates issues appropriately.

Communication & Documentation – Communicates clearly with the internal team members, trades, vendors, residents, and internal partners while maintaining accurate inspection and work status updates.

Organization & Prioritization – Prioritizes work based on urgency, property needs, safety considerations, and direction from the Property Manager.

Teamwork & Service Orientation- Supports property teams, contractors, and site stakeholders in a practical, responsive, and professional manner. Provides coverage and hands-on support to fellow Facility Operators across sites as needed, including during emergencies and planned absences.
Experience & Qualifications

3–5 years of experience in facilities maintenance, building operations, maintenance technician work, property operations, or a related field

Practical experience completing minor building repairs, inspections, janitorial support, and site maintenance activities

Ability to lift up to 20 kg and safely carry ladders, tools, materials, furniture, appliances, or related site items as required

Valid BC driver’s license required

Strong verbal and written communication skills

Ability to work independently across multiple sites while escalating issues appropriately

Availability for after-hours or on-call emergency access and repairs as required

Experience with Yardi Maintenance IQ or similar maintenance systems considered an asset

Red Seal certification or related trade qualification considered an asset
