Job Overview
The Property Services Technician is responsible for maintaining ICR managed commercial properties in a safe, functional, clean, and professional condition. This role combines maintenance, building operations, general repairs, and construction support while ensuring properties consistently meet the expectations of owners and tenants.
The successful candidate takes ownership of assigned properties by responding promptly to maintenance requests, providing building operator coverage, maintaining building systems, and ensuring all signage and property appearance standards are upheld.
Primary Job Responsibilities:
Property Operations
Ø Perform building inspections to identify maintenance, safety, and operational concerns.
Ø Maintain the overall appearance and condition of assigned properties.
Ø Complete routine site clean-up and address deficiencies.
Ø Respond promptly to maintenance work orders.
Ø Deliver professional and responsive customer service to tenants, contractors, and PMs.
Building Maintenance & Repairs
Complete general maintenance including:
Ø Painting
Ø Drywall patching
Ø Door and hardware repairs
Ø Trim installation and repair
Ø Basic carpentry
Ø Minor plumbing repairs
Ø Exterior building repairs
Troubleshoot issues involving:
Ø HVAC systems
Ø Plumbing systems
Ø Electrical systems
Ø Mechanical equipment
Ø Building fixtures
Signage Management
Ø Install, remove, repair, and maintain property signage, including directional, tenant, leasing, safety, parking, and construction signage.
Ø Coordinate the installation of new tenant signage with Agents and Property Managers.
Ø Inspect signage regularly to ensure it remains clean, visible, and secure. Replace damaged, faded, or outdated signage promptly.
Ø Maintain an inventory of commonly used sign hardware and installation materials.
Janitorial & Site Cleanliness
Ø Maintain the cleanliness and overall presentation of assigned properties, including walkways, parking lots, and exterior grounds.
Ø Empty waste and recycling receptacles and ensure garbage and recycling areas remain clean, organized, and accessible.
Ø Monitor waste enclosures for cleanliness, illegal dumping, or safety concerns, and address issues promptly with the PM.
Ø Identify opportunities to improve the appearance of properties by proactively addressing landscaping and cleanliness concerns with the PM.

Ø Proficiency with MS Office, but the ability to learn new software with ease.
Education and Skills:
Ø High school diploma or GED.
Ø Minimum one year of building operations or maintenance experience.
Ø Mechanically inclined with strong troubleshooting abilities.
Ø WHMIS certification required (or ability to obtain).
Ø CPR/First Aid is considered an asset.
Ø SCOT training is considered an asset.
Ø Valid Class 5 driver's license with a truck.
Working Conditions:
Ø Ability to lift up to 75 lbs.
Ø Frequent walking, climbing, kneeling, crouching, and ladder work.
Ø Work performed indoors, outdoors, rooftops, and active construction sites.
Ø Exposure to varying weather conditions.
