Artin Realty Ltd. is the licensed brokerage subsidiary of Artin Properties, a tech-driven rental platform built to make renting effortless for any duration — short-term, mid-term, or long-term. As the brokerage arm of the group, Artin Realty provides licensed rental property management services across Metro Vancouver.
You will not be starting from zero: Artin Realty manages an already established portfolio of rental properties across all over BC, supported by modern systems including Buildium, Notion, Slack, and Operto.
Position Overview
The Property Manager is responsible for providing rental property management services on behalf of property owners in accordance with the Real Estate Services Act (British Columbia), applicable regulations, and the rules and policies of the brokerage. The role involves the professional administration, operation, and oversight of rental real estate to protect the interests of property owners while ensuring regulatory compliance and operational efficiency.
This position is open to entry-level property managers — training will be fully provided. A valid BCFSA property management licence is the only mandatory qualification.
Key Duties and Responsibilities
The Property Manager’s duties include, but are not limited to, the following:
Property Management & Operations
- Manage rental real estate on behalf of property owners, including day-to-day operational oversight of the established portfolio.
- Collect rents, security deposits, and other monies related to rental properties, and ensure proper handling of funds in accordance with trust account requirements and brokerage policies.
- Triage incoming maintenance requests, coordinate and oversee payments to third parties, including contractors, service providers, utilities, and other vendors.
- Negotiate, enter into, and administer contracts related to the management and maintenance of rental properties, within the scope of delegated authority.
- Supervise and coordinate employees and contractors engaged in property operations, where applicable.
- Manage landlord and tenant matters, including communications, issue resolution, and coordination of compliance with applicable tenancy legislation.
- Maintain accurate records, documentation, and reports as required by the brokerage, regulatory authorities, and applicable legislation.
Leasing
- Market and advertise vacant units, including preparing listing content and publishing to rental platforms (e.g., liv.rent, Facebook Marketplace).
- Conduct property showings and respond to rental inquiries in a timely, professional manner.
- Screen prospective tenants, including application review, reference checks, and income verification.
- Prepare and execute tenancy agreements and related documentation in compliance with the Residential Tenancy Act.
- Complete move-in and move-out condition inspections and reports.
- Manage lease renewals and rent increase notices in accordance with applicable legislation.
BCFSA Compliance
- Comply at all times with the Real Estate Services Act, its regulations, BCFSA rules, and brokerage policies.
- Maintain a valid BCFSA licence in good standing and comply with all conditions, restrictions, and educational requirements associated with that licence.
- Refrain from providing real estate services outside the scope permitted by the brokerage and applicable licence level.
- Act professionally and ethically at all times, avoiding conduct that may constitute professional misconduct, deceptive dealing, or conduct unbecoming a licensee under applicable law.
- Perform all duties under the supervision of, and in accordance with the direction of, the Managing Broker and the policies of the brokerage.
Tech & Systems Excellence
- Maintain and optimize operational systems such as Notion, Slack, Buildium, and Operto.
- Identify and strategize to address gaps in systems or integration of systems in order to contribute to ongoing improvements to the overall company workflow.
Requirements (Mandatory)
- Valid BCFSA property management licence, in good standing.
- Legally entitled to work in Canada.
- Access to a reliable vehicle.
No prior property management experience is required — this role is open to entry-level licensees, and training will be fully provided.
Assets (Nice to Have)
- Experience triaging property maintenance issues (assessing urgency, dispatching trades, following up).
- Fluency in a second language.
Standard of Performance
The Property Manager is expected to perform duties with professionalism, diligence, and integrity, and in a manner that promotes public confidence in the real estate industry and the reputation of the brokerage.
- Provide weekly reports including KPIs, tenant issue updates, advanced tenant turnover metrics, market data, and listings performance.
- Lead monthly operations reviews with leadership.
Compensation and TermsProbation Period
A three-month probation period applies to this role. Overall performance, reliability, and fit within the operational leadership structure will be reviewed by the Company’s executive team, with functional input from the Managing Broker where applicable.
6-Month Evaluation
The Property Manager’s performance will be formally reviewed at the conclusion of the six-month employment period. This evaluation will be conducted by the Company, with input from the Managing Broker as it relates to regulatory compliance and functional performance. Subject to satisfactory performance, the Property Manager may be eligible for a compensation adjustment . Any compensation adjustment is performance-based, not guaranteed, and contingent on demonstrated results aligned with business needs.
Paid Vacation
The Property Manager is entitled to two (2) weeks of paid vacation annually, accrued and scheduled in accordance with Company policy.
Allowances
A monthly Gas Card or Compass Card allowance will be provided to support commuting and operational travel requirements, subject to Company guidelines.
Additional Notes
Artin does not currently offer extended employee benefits. PTO outside the included two weeks follows the Company’s standard policy. Additional incentives or bonus programs may be introduced as the company grows and operational structures develop.
Pay: $50,000.00-$55,000.00 per year
