We are currently seeking an experienced Building Manager to join our Calgary team.
This is an excellent opportunity for a property management professional who enjoys building relationships, supporting residents, coordinating day-to-day property operations and taking ownership of the overall success of their community.
The Opportunity
As Building Manager, you will oversee the day-to-day operations of a residential property while working closely with residents, onsite staff, maintenance and Regional Management.
You will play an important role in ensuring the property operates efficiently, residents receive responsive service, occupancy remains strong and the community is maintained to UnitiiPM's standards.
Property Operations
- Oversee the day-to-day operations of the property
- Conduct regular property and suite inspections
- Coordinate maintenance requests and follow up to ensure timely completion
- Monitor property conditions and identify maintenance or operational concerns
- Work collaboratively with maintenance personnel, contractors and vendors
- Maintain a safe, clean and welcoming residential environment
Resident Relations
- Provide professional, responsive and consistent service to residents
- Respond to resident inquiries, concerns and requests
- Address tenancy matters professionally and in accordance with company policies and applicable legislation
- Coordinate move-ins, move-outs and suite inspections
- Build positive relationships with residents and support resident retention
- Follow resident concerns through to resolution
Leasing & Occupancy
- Support leasing activities and occupancy goals
- Monitor vacancies, applications, upcoming move-outs and lease expirations
- Conduct property tours and leasing appointments as required
- Assist prospective residents throughout the application and leasing process
- Coordinate lease renewals and rent increases in accordance with company procedures and applicable legislation
- Support effective marketing of available suites
Team Coordination
- Provide day-to-day guidance and support to onsite team members
- Help establish priorities and coordinate property activities
- Promote a positive, professional and service-focused working environment
- Communicate operational or staffing concerns to Regional Management
Administration & Reporting
- Maintain accurate resident, leasing, inspection and property records
- Use Yardi Voyager or similar property management software for daily operations
- Process and maintain required property documentation
- Assist with invoice processing and expense tracking
- Complete required reports and administrative tasks within established timelines
- Communicate property updates and operational concerns to Regional Management
After-Hours Support
- Participate in a rotating after-hours on-call schedule
- Assess emergency calls and coordinate the appropriate response
- Contact maintenance personnel or contractors when required
- Attend the property when necessary based on the nature of the emergency
What We're Looking ForRequired Qualifications
- Minimum 2–3 years of residential property management experience
- Experience working within a multi-family residential environment
- Strong resident/customer service skills
- Excellent communication and interpersonal skills
- Ability to professionally manage resident concerns and conflict
- Strong organizational and problem-solving abilities
- Ability to manage multiple priorities independently
- Working knowledge of Alberta's Residential Tenancies Act
- Experience with Yardi Voyager or similar property management software is an asset
- Valid Alberta driver's licence and reliable transportation
