About the Role
We are seeking a detail-oriented and experienced Full-Cycle Accountant with property accounting experience and knowledge of IFRS financial reporting.
The successful candidate will be responsible for full-cycle accounting for a group of real estate properties and related corporate entities. This role will support month-end, quarter-end, and year-end closing, financial reporting, budgeting, reconciliations, and external audit requirements.
The ideal candidate is able to work independently, manage multiple priorities, and communicate effectively with the finance and property management teams.
Key Responsibilities
Full-Cycle Accounting
- Manage full-cycle accounting for assigned properties and corporate entities. Prepare and post journal entries, accruals, prepayments, reclassifications, and other accounting adjustments. Complete bank, credit card, intercompany, and general ledger account reconciliations. Maintain accurate accounts payable and accounts receivable records. Review transactions for accuracy, completeness, and proper account coding. Maintain fixed asset and capital expenditure schedules. Record asset additions, disposals, depreciation, and other related entries. Assist with cash flow monitoring and payment processing. Support month-end, quarter-end, and year-end closing activities.
Property Accounting
- Maintain accurate property-level accounting records, including rental revenue, operating expenses, capital expenditures, and tenant recoveries. Prepare property-level financial reports and supporting schedules. Assist with property budgets and monthly variance analysis. Investigate significant variances and provide explanations. Support property managers with financial information and account inquiries. Assist with accounting related to property acquisitions, dispositions, and valuations.
Financial Reporting and IFRS
- Assist with preparing consolidated and entity-level financial statements in accordance with IFRS. Prepare financial reporting schedules and supporting working papers. Assist with intercompany reconciliations and consolidation entries. Support external audits by preparing schedules, documentation, and responses to audit requests. Maintain appropriate internal controls and follow company accounting policies and procedures. Ensure accounting records are complete, accurate, and supported by appropriate documentation.
Budgeting and Process Improvement
- Assist with annual budgeting, forecasting, and financial modelling. Prepare monthly budget-to-actual reports and variance explanations. Identify opportunities to improve accounting processes, controls, reporting tools, and documentation. Assist with the implementation and improvement of accounting and property management systems. Support other members of the finance team and contribute to team development. Perform other accounting duties and special projects as assigned.
Qualifications
Education and Credentials
- Bachelor’s degree in Accounting, Finance, Business, or a related field. CPA designation or near completion of the CPA program is required.
Experience
- Three to five years of full-cycle accounting experience. Property accounting or real estate industry experience is strongly preferred. Experience with month-end closing, account reconciliations, and financial reporting. Knowledge of IFRS financial reporting requirements. Experience supporting external audits. Experience with property management, ERP, or accounting systems is considered an asset.
