Position Overview
The Building Operator is responsible for operating, monitoring, and maintaining building systems and equipment, including heat pumps, boilers, air handling units, cooling towers, fire protection systems, and alarms. Duties include daily inspections, troubleshooting equipment issues, performing start-ups and shutdowns, completing system testing, and monitoring chemical treatment programs.
The role also involves maintaining HVAC, plumbing, electrical, mechanical, emergency power, and building control systems to ensure they operate safely and efficiently. Work orders must be completed and updated through a mobile maintenance application, with regular communication provided to tenants and clients. All work must be performed in accordance with company policies, procedures, safety standards, and response-time requirements.
Summary of Responsibilities
- Provide daily building operations and maintenance support while working rotating 12-hour shifts, ensuring a high standard of facility management services and timely completion of work orders in accordance with response-time requirements.
- Monitor, operate, adjust, and maintain HVAC and mechanical systems, including heat pumps, boilers, air handling units, pumps, and associated equipment that support heating, cooling, and ventilation throughout the property.
- Ensure all plant and building systems operate efficiently and reliably, addressing issues promptly to minimize downtime.
- Respond to, track, and close maintenance requests within established service levels while providing status updates to clients through mobile work management applications.
- Adhere to company policies, operational procedures, safety standards, and all applicable regulatory and legislative requirements, including active participation in health and safety programs.
- Read and interpret mechanical drawings, blueprints, and technical schematics.
- Maintain accurate operating logs, equipment records, and system performance data.
- Perform both scheduled preventive maintenance and corrective repairs on building systems and equipment.
- Support the Senior Shift Operating Engineer by providing operational and technical assistance and coordinating service activities as required.
- Supervise and coordinate third-party contractors to ensure maintenance work is completed safely, effectively, and in compliance with established standards.
- Monitor and maintain computerized building automation and control systems.
- Conduct facility inspections, identify potential risks, recommend corrective actions, and prepare related reports.
- Carry out general maintenance tasks, including minor plumbing repairs, lighting replacements, and other routine building maintenance activities.
- Participate in ongoing training, professional development, and educational programs.
- Perform additional duties as assigned by the Supervisor or Chief Engineer.
Qualifications
- Possess a 4th Class Stationary Engineer Certificate, Refrigeration Technician designation, Building Operator certification, or another recognized skilled trades license.
- Strong knowledge of HVAC systems, equipment operation, and maintenance practices.
- Experience operating and maintaining boilers, chillers, and related mechanical equipment.
- Thorough understanding of HVAC controls, valves, dampers, automation systems, equipment overrides, and associated control interlocks.
- Demonstrated reliability with a strong attendance and performance record.
- Ability to safely perform physical job requirements, including working at heights and using ladders.
- Two to five years of hands-on experience in commercial building operations and maintenance.
- Strong technical and operational skills with proven experience monitoring, troubleshooting, and maintaining building systems and equipment.
Compensation
- $60,000 - $65,000 Base Salary
