We are seeking an experienced Director, Property Management to lead the operations of an established Class A, 33-storey office tower in downtown Calgary, encompassing approximately 680,000 square feet. This is a unique opportunity to combine operational excellence, financial leadership, tenant engagement, and strategic asset stewardship within a highly visible and impactful role.
Reporting directly to the Senior Vice President, Asset Management, you will play a key role in maximizing asset value, driving operational performance, and delivering an exceptional workplace experience for tenants, visitors, and stakeholders.

The Role
As Director, Property Management, you will serve as the operational leader for the property, overseeing Building Operations, Security & Life Safety, and Tenant Services while partnering closely with Asset Management, Leasing, Construction, Accounting, and external service providers.
Key Responsibilities
Lead Asset Performance & Financial Results
- Drive asset performance through strategic business planning, NOI growth, budget management, cost optimization, Develop strategies and work closely with leasing and accounting to support occupancy goals, tenant retention, expense recoveries, and long-term asset value creation.
Deliver an Exceptional Tenant Experience
- Build strong tenant relationships, lead engagement and retention initiatives, and serve as the senior point of escalation for operational concerns.
- Continuously enhance service delivery and workplace experience through proactive communication and feedback management.
Lead Capital Projects & Building Operations
- Oversee operational and capital projects, including lifecycle planning, building improvements, and tenant fit-outs.
- Develop and execute capital plans that balance ROI, risk management, operational efficiency, and tenant impact.
Advance Sustainability & Operational Excellence
- Champion sustainability and ESG initiatives focused on energy efficiency, environmental performance, cost savings, and maintaining industry-leading building standards and certifications.
Develop High-Performing Teams
- Lead, mentor, and inspire a multidisciplinary property management team while fostering a culture of accountability, safety, collaboration, and continuous improvement.
Skills, Mindset, and Experience
You are a respected property management leader who combines strong business acumen with a passion for people, operations, and real estate.
Qualifications include:
- Minimum ten (10) years of progressive property management experience, including leadership responsibilities.
- Experience managing large-scale commercial or mixed-use properties, with exposure to assets exceeding 500,000 square feet preferred.
- Strong understanding of commercial real estate operations, leasing, capital planning, and asset management.
- Demonstrated success managing budgets, contracts, vendors, and major projects.
- Knowledge of commercial real estate regulations, risk management, and building operations.
- Excellent leadership, communication, negotiation, and relationship-building skills.
- Proficiency with property management software and Microsoft Office.
- RPA, FMA, Real Estate License, or equivalent combination of education and experience considered an asset.
