With a diverse and growing property portfolio, we are looking for a skilled and driven Property Manager to join our team and make an impact in a dynamic, fast-paced environment.
About the Role
As a key member of the PRA team, you will oversee the financial, operational, and maintenance aspects of a diverse commercial real estate portfolio. Reporting to the Vice President of Asset Management, you will work closely with on-site personnel, contractors, and senior management to ensure optimal property performance, tenant satisfaction, and compliance with regulations.
This role is well suited to someone who enjoys taking ownership, solving complex problems, and continually improving both properties and processes. This is an in-office role based in Hamilton, Ontario, with travel to property sites within the portfolio.
Key Responsibilities
Property Operations & Tenant Relations
- Conduct regular property inspections to ensure site conditions, safety, and maintenance standards are met.
- Build strong relationships with tenants while responding promptly to inquiries and resolving issues.
- Ensure properties comply with all government safety regulations.
- Keep detailed inspection notes and report findings to senior management.
- Be available for after-hours emergency calls as needed, based on a regular rotation with other team members.
Vendor & Contract Management
- Oversee and evaluate service providers to ensure contract compliance and cost efficiency.
- Negotiate competitive pricing for services, supplies, and repairs.
- Build and maintain a preferred list of trades and contractors for high-quality, cost-effective labor.
- Conduct annual contractor performance reviews and provide recommendations.
Maintenance & Compliance
- Manage routine maintenance, capital replacements, and emergency repairs.
- Develop and implement risk and capital management plans for each property.
- Ensure prompt and efficient work order communication and tracking.
- Coordinate with site personnel and contract labor for ongoing property needs.
Financial & Administrative Oversight
- Review and provide input on monthly financial performance.
- Prepare and own annual Operating and Capital Budgets in collaboration with the Asset Manager.
- Oversee accounts payable, expense reconciliations, and related financial reporting.
- Track and monitor lease expirations, assist in lease renewal discussions and related documentation.
- Assist in leasing vacant units, including marketing efforts and broker coordination.
- Maintain proper documentation for all correspondence with third parties, tenants, and investors.
Collaboration & Strategic Growth
- Identify opportunities to improve property performance, operating efficiencies, and tenant satisfaction.
- Work closely with the Facilities Coordinator to align daily operations with strategic objectives.
- Partner with the accounting team and lease compliance personnel on rent collections and financial processes.
- Support the Asset Management team with portfolio-level initiatives, capital projects, tenant improvements, and investor reporting.
- Support leasing initiatives, including broker coordination, tenant tours, and other leasing-related activities as required.
Tenant Relationships & Additional Responsibilities
- Provide after-hours and emergency response as needed.
- Maintain regular in-office hours (Monday–Friday, 8:00 AM–4:30 PM).
Qualifications
- Experience: 5+ years of commercial property management experience managing retail, office, industrial and/or mixed-use properties.
- Education: Post-secondary education preferred; pursuing an RPA or CPM designation is an asset.
- Licensing: OREA/RECO registration is an asset.
- Skills: Strong organizational, communication, and problem-solving abilities.
- Personal Attributes: High level of personal accountability; strong sense of ownership; proactive and resourceful; exercises sound judgment; collaborative; committed to continuous improvement; and motivated to deliver exceptional results.
- Requirements: Valid driver's license and access to a reliable vehicle, with the ability to travel regularly to properties throughout the portfolio.

Pay: $80,000.00-$90,000.00 per year
