We are seeking an experienced, motivated, and service-focused Building Manager to join our growing team. This is an excellent opportunity for someone who enjoys working independently, takes ownership of their portfolio, and thrives in a fast-paced residential property management environment.
Position Overview
The Building Manager is responsible for the day-to-day operations of assigned residential properties, ensuring they are professionally maintained, efficiently operated, and consistently deliver an exceptional resident experience.
This hands-on role combines property operations, leasing, resident relations, maintenance coordination, and administrative responsibilities. The successful candidate will be highly organized, solutions-oriented, and capable of managing multiple priorities while maintaining high operational standards.
Key ResponsibilitiesProperty Operations
- Oversee the daily operations of assigned residential communities.
- Conduct regular inspections to ensure buildings, common areas, and grounds are maintained to company standards.
- Coordinate maintenance requests, preventative maintenance programs, repairs, and contractor activities.
- Monitor building cleanliness, curb appeal, and overall property presentation.
- Ensure work is completed safely, efficiently, and in accordance with company expectations.
- Assist with capital improvement and renovation projects as required.
- Maintain compliance with company policies, health and safety requirements, and applicable legislation.
Resident Relations
- Serve as the primary point of contact for residents.
- Respond to resident inquiries, concerns, and service requests in a professional and timely manner.
- Build positive relationships that promote resident satisfaction and long-term retention.
- Resolve tenancy issues in accordance with Alberta's Residential Tenancies Act and company policies.
- Complete move-in, move-out, and routine suite inspections.
Leasing & Occupancy
- Advertise and market available suites using company-approved marketing platforms.
- Conduct property tours and leasing appointments.
- Screen rental applications and complete applicant approval processes.
- Prepare and execute lease agreements and related documentation.
- Coordinate resident move-ins and move-outs.
- Manage lease renewals and rent increases in accordance with legislation.
- Conduct market surveys and provide recommendations on rental pricing and incentives.
- Support occupancy and revenue goals for assigned properties.
Administration & Reporting
- Maintain accurate leasing, resident, maintenance, inspection, and financial records.
- Utilize Yardi Voyager or similar property management software for daily operations and reporting.
- Assist with budgeting, expense management, invoice approvals, and operational reporting.
- Ensure all documentation is complete, organized, and compliant with company standards.
- Communicate regularly with Regional Management regarding property performance and operational priorities.
After-Hours On-Call Support
- Participate in a rotating after-hours on-call schedule for emergency situations.
- Respond to emergency calls remotely by assessing the situation, providing guidance to residents, and coordinating the appropriate response.
- Dispatch maintenance staff or third-party contractors when required to address emergency maintenance issues.
- Follow up to ensure emergencies are resolved promptly and residents receive timely communication.
- Attend the property in person when necessary, depending on the nature and severity of the emergency.
Qualifications
- Minimum two years of residential property management experience.
- Strong knowledge of residential property operations and leasing practices.
- Excellent customer service, communication, and conflict resolution skills.
- Strong organizational and time management abilities with the ability to prioritize competing demands.
- Ability to work independently while contributing positively to a collaborative team environment.
- Experience with Yardi Voyager or similar property management software is preferred.
- Proficiency with Microsoft Office.
- Valid Alberta driver's license and reliable vehicle.
- Strong problem-solving skills with a proactive, customer-focused approach.
Physical Requirements
This position requires regular walking throughout residential properties, climbing stairs, conducting suite and property inspections, occasional lifting of up to 25 lbs (11 kg), and working outdoors in varying weather conditions.

Schedule
Monday to Friday, with participation in a rotating after-hours on-call schedule for emergency situations. While most after-hours issues are managed remotely through coordination and dispatch of maintenance personnel or contractors, occasional evening or weekend attendance at a property may be required depending on operational needs.
