Position Summary
The Grounds & Maintenance Manager is responsible for the day-to-day maintenance, repair, and presentation of Oceanstone Resort. This position oversees preventative maintenance programs, responds to maintenance requests, maintains the property's outdoor spaces, and ensures all facilities operate safely and efficiently.
Working closely with all departments, this individual plays a critical role in protecting the guest experience by ensuring the resort remains beautiful, functional, and welcoming year-round.
Key Responsibilities
General Maintenance
- Perform routine repairs throughout the resort
- Complete plumbing, electrical, painting, drywall, carpentry, and minor construction repairs within skill level
- Troubleshoot equipment issues and coordinate repairs with outside contractors when required
- Respond promptly to maintenance requests from all departments
- Maintain maintenance logs and repair records
Preventative Maintenance
- Develop and maintain preventative maintenance schedules
- Inspect guest accommodations regularly to identify repair needs before they become guest concerns
- Monitor HVAC systems, hot water systems, pumps, lighting, appliances, and mechanical equipment
- Coordinate annual inspections and required servicing
- Coordinate specialized repairs with certified contractors
- Ensure equipment remains clean, safe, and operating efficiently
Grounds & Property Care
- Maintain landscaping and gardens
- Oversee lawn care and seasonal planting
- Keep pathways, parking areas, decks, and outdoor guest spaces clean and safe
- Perform snow removal coordination during winter months
- Monitor outdoor lighting and signage
Health & Safety
- Conduct routine safety inspections
- Identify and correct potential hazards
- Ensure compliance with occupational health and safety standards
- Assist with emergency preparedness procedures
Vendor & Contractor Coordination
- Schedule and supervise contractors
- Obtain repair quotes as needed
- Monitor quality of completed work
- Ensure contractors follow resort safety procedures
Inventory & Purchasing
- Maintain maintenance tools and equipment
- Track inventory of maintenance supplies
- Order materials and replacement parts
- Manage maintenance budgets responsibly
Qualifications
- Experience in hotel, resort, commercial property, or facilities maintenance preferred
- Strong knowledge of plumbing, electrical, carpentry, painting, and general building systems
- Ability to troubleshoot mechanical issues independently
- Excellent organizational and time-management skills
- Strong communication and customer service skills
- Ability to prioritize multiple projects
- Valid driver's license
- Ability to lift up to 50 lbs and work indoors and outdoors in varying weather conditions
