We are currently seeking a Maintenance Supervisor for our Spring Garden Road Residential Properties.
Oversees the maintenance and repair operations of a residential property. They handle routine maintenance tasks, conduct property inspections, and respond to tenant requests. They handle emergencies and perform administrative tasks. Their role is essential in maintaining a safe and comfortable living environment for tenants.
RESPONSIBILITIES:
- Inspect properties regularly to ensure it meets safety standards.
- Maintain exterior grounds for safety as well as cleanliness and appearance.
- Liaise with the Maintenance Manager, Residential and Commercial General Managers to arrange for routine maintenance in unit spaces, lobbies and facilities, in accordance with occupancy.
- Manage manpower to ensure coverage during all operational hours as well as during storms, emergencies, renovations, etc.
- Organize repair projects in a manner that does not disturb tenants.
- Work with Maintenance Manager to assist in planning and overseeing (future) renovations and construction.
- Act fast to resolve emergency issues (e.g., power outages).
- Find ways to reduce operating costs and conserve energy.
- Manage relationships with contractors and service providers.
- Maintain purchases as per budget.
- Assist Manager with training, performance management etc.
- All other duties as assigned by Department Head, Residential and Commercial General Managers.
QUALIFICATIONS:
- Proven experience as a Maintenance Supervisor.
- Strong communication skills.
- Proficient in Microsoft Word and Excel.
- Positive attitude and a team player.
- Ability to multitask and meet various deadlines.
- Excellent organizational and project management skills.
- In-depth knowledge of health and safety regulations, with a keen eye for identifying and resolving risks.
- Familiarity with plumbing, electrical, sewer, and HVAC systems; experience in the hotel industry is a plus.
- Skilled in documentation processes.
- Strong problem-solving abilities.
