Job Summary
We are seeking an experienced and organized Roofing & Exteriors Project Manager to oversee residential and commercial exterior construction projects from initial handoff through final inspection. In this role, you will act as the bridge between homeowners, commercial clients, field crews, subcontractors, and management. You will be responsible for ensuring that all projects—including roofing, siding, gutters, windows, and soffit/fascia—are completed safely, on schedule, within budget, and to the highest standards of quality.
Key Responsibilities
- Project Planning & Scheduling: Review project scope, drawings, and work orders. Develop daily/weekly schedules for crews and subcontractors, ensuring efficient workflow and job-site availability.
- Resource & Material Management: Order, track, and verify field materials and equipment deliveries. Coordinate dumpster drop-offs, site staging, and cleanup logistics.
- On-Site Quality Control & Supervision: Conduct regular job-site visits to inspect work progress, verify material installation meets manufacturer specifications and local building codes, and resolve site challenges on the spot.
- Communication: Keep clients, insurance adjusters, and internal teams regularly updated on project timelines, weather delays, and scope changes.
- Safety & Compliance: Enforce company safety policies, OSHA standards, and fall-protection regulations across all active job sites.
- Budget & Scope Oversight: Track project expenses, manage change orders, write supplements (e.g., via Xactimate for insurance claims), and process final job sign-offs.
Qualifications & Skills
- Experience: Minimum 3–5 years of hands-on experience in roofing and exterior residential/commercial construction, with at least 2 years in a leadership or project management role.
- Technical Knowledge: Strong understanding of roofing systems, siding (vinyl, James Hardie, metal), gutters, flashing, and exterior envelope systems.
- Software Proficiency: Familiarity with construction project management tools, Experience with Xactimate estimating software is a strong plus.
- Licensing: Valid driver’s license with a clean driving record (ability to operate company truck/haul trailers).
- Key Soft Skills: Exceptional communication, problem-solving, crew leadership, and high attention to detail.
Physical Requirements & Working Conditions
- Ability to climb ladders, access high steep-slope roofs, and inspect job sites in various weather conditions.
- Ability to lift up to 50 lbs as needed on site.
- Combination of field work (traveling between job sites daily) and office/administrative tasks.
