SUMMARY OF THE ROLE
Reporting to the VP of Tenant Services, the Live-In Resident Manager is responsible for the day-to-day operation, maintenance, presentation and resident experience of two multifamily rental properties. Residing at one of the properties, this position ensures both communities remain safe, clean, comfortable and fully operational while providing responsive, professional service to residents.
The Live-In Resident Manager will oversee building inspections, cleanliness, routine maintenance, resident communication, service requests, suite turnovers and emergency response activities while coordinating contractors, preventative maintenance and property access. As the primary on-site representative for both properties, the Resident Manager will maintain Arlington’s standards and foster communities where residents feel supported, safe and proud to call home.
KEY RESPONSIBILITIES
Resident Relations, Leasing & Customer Service
- Serve as the primary point of contact for current and prospective residents, vendors, contractors and visitors across both properties.
- Respond to resident inquiries, concerns and service requests promptly, professionally and, where possible, within 24 hours.
- Schedule appointments, conduct property tours and unit showings and support prospective residents through the leasing process.
- Support lease administration and help ensure residents understand and comply with the terms of their lease agreements.
- Maintain regular communication with residents and foster welcoming, respectful and well-managed communities.
- Address resident concerns and disputes calmly, using sound judgement and de-escalation skills.
- Document significant incidents and escalate matters to senior management when required.
Property Operations & Administration
- Coordinate move-ins, move-outs, suite inspections, damage deposit documentation and turnover requirements.
- Support the timely collection, processing and deposit of rental payments.
- Maintain accurate resident, property, inspection, maintenance and incident records.
- Use Yardi or equivalent property management software to record activity, manage service requests and prepare operational reports.
- Provide weekly and monthly property updates to management, including outstanding maintenance items, resident concerns, vacancies, leasing activity and operational risks.
- Receive property supplies and submit invoices, receipts and required documentation to head office.
- Maintain compliance with company policies, lease requirements and applicable legislation.
- Assist other Resident Managers and property team members as required.
Maintenance, Repairs & Contractor Coordination
- Perform routine repairs, preventative maintenance and general handyman tasks, including minor carpentry, plumbing, electrical, painting and mechanical work within the scope of the position.
- Maintain a consistently high standard of cleanliness, safety and presentation throughout both properties, including common areas, amenities and exterior grounds.
- Identify and troubleshoot basic plumbing, electrical and mechanical issues, escalating specialized repairs when required.
- Coordinate and supervise contractors, trades and service providers, including scheduling access, monitoring progress and confirming completion.
Emergency Response & On-Site Presence
- Maintain a visible, professional and approachable presence at both properties while protecting resident privacy and maintaining appropriate boundaries.
- Respond to after-hours emergencies and urgent resident or building concerns as required.
- Document significant incidents, disputes and emergency responses accurately and notify senior management promptly
QUALIFICATIONS
Education & Certifications
- High school diploma or equivalent required.
- Property management, building operations or skilled-trades education considered an asset.
- WHMIS certification required or must be obtained upon hire.
- First Aid and CPR certification considered an asset.
- Valid Class 5 driver’s licence required.
- Valid Police Information Check required.
Experience
- Minimum 3 years of experience in residential property management, building operations, customer service or a related role.
- Hands-on experience completing routine building maintenance, minor repairs and basic carpentry work.
- Experience identifying basic plumbing, electrical and mechanical issues.
- Experience coordinating and supervising contractors, trades and service providers.
- Experience supporting leasing, conducting showings, coordinating suite turnovers and responding to resident concerns.
- Experience working in a live-in or multi-property role considered an asset.
Skills

- Ability to maintain resident confidentiality, professional boundaries and a professional on-site presence.
PERFORMANCE METRICS (KPIs)
- Complete all preventative maintenance activities on schedule.
- Maintain fewer than 10 outstanding work orders beyond established service levels.
- Respond to emergency calls within established response times.
- Achieve full compliance with all life safety, ABSA, fire code, and regulatory requirements.
- Maintain accurate inspection, maintenance, and compliance records.
- Minimize equipment downtime through proactive maintenance.
- Ensure resident and tenant comfort, safety, and satisfaction.
- Maintain the building to the highest operational and presentation standards.
JOB LOCATION & CONDITIONS
- This is a full-time, live-in position supporting two Arlington Street Investments multifamily rental properties in Calgary, Alberta.
- The Resident Manager will reside in a designated suite at one property and regularly attend both properties as operationally required.
- Reliable transportation between the two properties is required.
- The terms of the on-site accommodation will be outlined in a separate residency or employment agreement.
- Regular working hours will be established by management; however, flexibility is required to support move-ins, inspections, contractor access, resident needs and operational priorities.
- Participation in after-hours emergency response is required, including occasional evenings, weekends and statutory holidays.
- The role involves frequent walking, standing, bending, lifting, climbing stairs and working throughout suites, common areas, service rooms, parking areas, rooftops and exterior grounds.
- The Resident Manager must be comfortable using basic hand and power tools and completing routine maintenance and cleaning-related tasks.
- Work may be performed indoors and outdoors in varying weather and environmental conditions.
- The position requires discretion, sound judgement and clear professional boundaries while residing within the community.
