The Business Developer will be responsible for identifying prospective customers, initiating first contact, developing referral relationships, and generating qualified opportunities for the Sales and Account Management teams.
This position combines outbound prospecting with relationship-based business development. The successful candidate will engage prospective customers through cold calling, personalized email outreach, professional networking, industry events, social platforms, and direct community engagement.
You will connect ELDS with property owners, property managers, commercial real-estate professionals, contractors, manufacturers, distributors, logistics operators, and facility managers throughout the GTA.
Previous experience in the loading dock or industrial door industry is not required. ELDS will provide technical and product training. The successful candidate must be confident initiating conversations, building trust, recognizing business needs, and turning new relationships into qualified opportunities.
Key Responsibilities
- Research and identify high-potential prospects across property management, commercial and industrial real estate, manufacturing, distribution, logistics, food processing, construction, industrial condominiums, and facility operations.

- Build relationships with business owners, property managers, facility operators, contractors, brokers, consultants, and other key decision-makers.
- Introduce ELDS services and identify opportunities to improve facility safety, reduce equipment downtime, address recurring service concerns, and plan for future repairs or equipment replacement.
- Conduct early-stage discovery conversations to understand prospective customers’ operational needs, challenges, and upcoming projects.
- Qualify prospective customers and schedule site visits, introductory meetings, and sales appointments for the appropriate internal team.
- Develop referral partnerships with commercial real-estate professionals, property managers, contractors, engineers, consultants, building-service providers, financial professionals, and industry associations.
- Professionally handle initial objections related to pricing, timing, existing service providers, and perceived need.
- Identify opportunities to promote additional ELDS products and services, including preventive maintenance, dock equipment, industrial doors, safety accessories, vehicle restraints, equipment modernization, and facility-condition assessments.
- Maintain accurate and current prospect, activity, and opportunity records within the company’s CRM platform.
- Collaborate with ELDS leadership to refine outreach strategies, target markets, messaging, marketing materials, and service offerings.
- Track outreach performance, identify customer and market trends, and provide insight into objections, opportunities, and gaps in engagement.
- Meet established performance targets related to outbound activity, qualified leads, appointments, referral relationships, and opportunities generated.
Requirements
- At least one year of experience in B2B sales, business development, lead generation, commercial real estate, property management, or a related customer-facing role.
- Strong phone presence and the ability to confidently and professionally engage prospective customers.
- Comfortable initiating conversations through cold calling, email outreach, networking, social platforms, and in-person events.
- Demonstrated ability to overcome initial objections and move conversations toward a meeting or business opportunity.
- Strong relationship-building, networking, organizational, and follow-up skills.
- Self-motivated and comfortable working independently in a fast-paced, performance-driven environment.
- Experience using CRM systems such as HubSpot, Salesforce, Airtable, or similar platforms.
