We are seeking a Site Supervisor / Handyman to oversee the day-to-day operations, maintenance, and resident experience of a 102-unit residential apartment building located in Sault Ste. Marie, Ontario. This role is well suited for a hands-on, dependable professional who takes pride in property upkeep, preventative maintenance, and being the on-site point of contact for residents and management.
This is a live-in position, and the successful candidate will receive a free on-site residential unit as part of the compensation package.
The Site Supervisor plays a critical role in maintaining the physical condition of the building, responding to maintenance requests, and supporting ownership in delivering a safe, well-maintained, and professionally managed living environment.
Key Responsibilities
- Oversee day-to-day building operations and general upkeep of a 102-unit apartment property
- Perform routine maintenance, repairs, and minor renovations (plumbing, electrical, drywall, painting, flooring, etc.)
- Respond promptly to resident maintenance requests and service calls
- Conduct regular inspections of common areas, mechanical rooms, and exterior grounds
- Coordinate and supervise third-party contractors and trades when required
- Monitor building systems including HVAC, boilers, fire safety, and other life-safety components
- Maintain cleanliness and organization of common areas, garbage rooms, and exterior spaces
- Assist with unit turnovers, including repairs, touch-ups, and move-in readiness
- Monitor building security and safety issues and report incidents as required
- Support property management with access control, basic administrative tasks, and resident communication
- Ensure compliance with health, safety, and building standards
- Act as the on-site representative of ownership and property management
Qualifications & Experience
- 3–7+ years of experience as a Site Supervisor, Superintendent, Handyman, or similar role
- Strong general maintenance and repair skills across residential building systems
- Experience in multi-residential or apartment buildings preferred
- Ability to work independently and prioritize tasks effectively
- Comfortable operating in an owner-operator environment with high standards of care
- Strong communication skills and a resident-first mindset
- Availability for on-call or emergency response as required
