JOB TITLE: Maintenance Worker
COMPENSATION: Annual salary range $63,071.00- $73,784.00 per year + enhanced benefits
REPORTS TO: Director of Facilities
POSTION SUMMARY: The Maintenance Worker is responsible for the day-to-day maintenance of various housing properties within the Region of Waterloo.

JOB REQUIREMENTS
GENERAL
- Carry out preventative maintenance routines as per the preventative maintenance plan
- Conduct weekly inspections of the common areas of apartment buildings, including boiler and electrical rooms and stairwells
- Respond to maintenance requests
- Completed work, hours and cost factors on work orders in the property management software daily.
- Assist with inspections of housing units, common areas and building exteriors
- Report any serious maintenance problems or emergency situations to the Maintenance Coordinator/Manager
- Conduct unit turnover inspections
- Monitor inventory and maintain tools
- Replace locks in the case of eviction, move-out, abandonment or malfunction
- Routine site maintenance i.e. garage pick up, landscaping, etc.
CONTRACTORS
- Provide access for tradespeople, as needed
- Inspect work in progress of Contractors and evaluate completed jobs, reporting outcomes to the Maintenance Coordinator/Manager
SUPPLIES AND TOOLS
- In consultation with the Maintenance Coordinator/Manager, maintain on-going inventory of maintenance/repair supplies
- In consultation with the Maintenance Coordinator/Manager conduct annual inventory of supplies and equipment
EMERGENCY ON CALL
- Participate in a 5-week On Call rotation
- Address after-hours maintenance emergencies in the absence of contractors or licensed tradesperson
ACCESS AND ACCESS CONTROLS
- Enter units as required and in accordance with the Residential Tenancies Act;
CONDUCT
- Maintain courteous, business-like relations with all tenants, directors, staff and other persons having business with the Non-Profit, including contractors, tradespersons and suppliers

WORKING CONDITIONS
- Required to regularly wear personal protective equipment
- Frequent exposure to the elements
- Must be able to work independently and as part of a team
- Must have a valid driver’s license and reliable vehicle throughout employment (Mileage allowance provided).
- Must be able to lift 25 kilograms
QUALIFICATIONS
- Minimum grade 12 education
- Three to five years’ relevant experience related to maintenance i.e. electrical, HVAC, plumbing, carpentry, general handyman, etc.
- Excellent interpersonal skills, conflict resolution, time management and organization skills
- Sound knowledge of building management/maintenance routines; Ontario Fire Code, Ontario Building Code, Occupational Health & Safety, WHMIS and other relevant legislation
- Proficient in Microsoft Office 365; property management/maintenance- based software (i.e. Arcori, HM Works)
- Be bondable and prepared to execute a Bondability Affidavit
- Demonstrated commitment to anti-racism and anti-oppressive practices
- Awareness of systemic issues that contribute to poverty, racism and homelessness
- Ability to speak a second language an asset
- Certificates in First Aid, CPR, Crisis Prevention and Intervention an asset
