About Lane Partners Lane Partners is a Toronto-based real estate development firm specializing in the "missing middle" — houseplexes, multiplexes, and accessory dwellings across the Greater Toronto Area. Our leadership brings experience from Fieldgate, Lanterra, and H&R. We manage every stage in-house: site acquisition, design, construction, lease-up, and long-term operations. Today we oversee $45.5M+ in AUM across 12+ active projects and 70+ units.
The Role We're hiring an early-career Financial Analyst to work directly with our Managing Partners and Controller on every live deal in the pipeline. You'll underwrite new acquisitions, build and maintain development proformas, support construction financing, and report returns to our equity partners. This is a high-ownership role — you'll see your work shape acquisition decisions within weeks.
Target returns: Lane Partners underwrites to top-quartile, project-level levered IRRs of 25%+ and equity multiples of 1.8x–2.2x over a 3–5 year hold. You'll be responsible for defending those return thresholds on every deal.
What You'll Do
- Build full-cycle development proformas (land, hard/soft costs, financing, lease-up, disposition)
- Underwrite new houseplex and multiplex acquisitions; produce investment memos for the Partners
- Run sensitivity analysis on IRR, equity multiple, cash-on-cash, DSCR, and yield-on-cost
- Support construction financing with CIBC, EQ Bank, and Foremost Financial — draw schedules, cost-to-complete, budget-vs-actual
- Produce monthly project dashboards and quarterly investor reporting
- Maintain portfolio-level cash flow forecast and capital call schedule
- Track realized vs. underwritten returns; flag variances early
- Model refinancing and hold-vs-sell scenarios on stabilized assets
Who You Are
- Recent graduate or 0–2 years of experience in finance, real estate, banking, or consulting
- Bachelor's in Finance, Accounting, Business, Economics, Math, or Engineering
- Preferred: University of Waterloo (AFM, Math/Business, Mechatronics, CFM) or Western (Ivey HBA, BMOS); strong candidates from Queen's, Rotman, or McGill also welcome
- Advanced Excel and financial modelling (IRR/NPV, scenario analysis, three-statement fluency)
- Meticulous attention to detail — our models drive real capital decisions
- Clear writer; can turn a model into a one-page memo a Partner can decide from
- CFA candidate, CPA enrollment, or prior real estate/IB/PE internship experience is an asset
- Genuine interest in real estate, cities, and how the GTA gets built
