Live-in Superintendent
Job Description
Durham Condominium Corporation No. 27 (DCC 27) is seeking a reliable, experienced Full-Time Live-in Superintendent for a 160-unit condominium townhouse complex in Oshawa, comprised of quad-style buildings with 16 sections and 40 common hallways.
The successful candidate will report directly to Property Management and assist with the day-to-day operation, cleanliness, maintenance and safety of the property, including preventative, scheduled and unscheduled maintenance, contractor coordination, inspections and emergency response.
The base salary range for this position is $28,000–$36,000 per year, plus accommodation and benefits. The starting salary will be based on job-related knowledge, skills and experience, with opportunities for progression within the range.
Job Duties
- Perform routine cleaning and housekeeping of the property, including all 40 common hallways and four on-site storage rooms.
- Perform routine maintenance, minor repairs and general handyman duties, including light fixture replacement, painting and minor repairs.
- Sand and paint common hallway entrance doors and frames, unit entrance doors and frames where applicable, and maintain common entrance door hardware.
- Repair, sand and paint Corporation-owned fencing.
- Maintain garbage collection areas and ensure there is no accumulation of garbage or debris.
- Power wash common-area walls and pathways as required.
- Perform spot treatment with sand and/or salt as required.
- Meet, provide access to and accompany plumbers, pest-control technicians, electricians, engineers and other contractors attending the property.
- Monitor contractor attendance and report concerns or incomplete work to Property Management.
- Respond promptly to property-related emergencies and assist emergency contractors and first responders with access when required and authorized.
- Be available for after-hours emergency response on an on-call basis. A work phone will be provided or compensated.
- Communicate professionally with owners and residents and direct them to the appropriate process for submitting service requests.
- Distribute notices and communications as directed by Property Management.
- Report potential rule violations, safety concerns and recurring issues to Property Management.
- Monitor the cleanliness, safety and general condition of the Corporation’s property.
- Monitor security camera feeds when required and authorized and cooperate with local authorities when necessary.
- Maintain basic maintenance, inspection and incident records.
- Manage maintenance supplies and equipment.
- Conduct regular property inspections and report findings to Property Management.
- Follow applicable health and safety requirements.
- Foster a professional and positive living environment.
Work Environment
- Monday to Friday, 8:00 a.m.–5:00 p.m.
- Available for after-hours property-related emergencies on an on-call basis.
- Regular walking throughout the property, including frequent use of stairs.
- Indoor and outdoor work in varying weather conditions.
Compensation and Benefits
- $28,000–$36,000 per year, based on experience and qualifications.

Qualifications
- 3–5 years of experience in a superintendent, building maintenance, property maintenance or similar role preferred.
- Proven experience in general repairs and handyman services.
- Must be bondable.
- Satisfactory criminal background check and employment references required.
- Legally eligible to work in Canada.
- Able to communicate effectively and professionally in English, both verbally and in writing.
- Basic computer, email and smartphone skills.
- Able to prepare basic maintenance and incident reports.
- Strong organizational, problem-solving and time-management skills.
- Able to work independently and prioritize tasks.
- High degree of professionalism, diplomacy, integrity, discretion and confidentiality.
- Able to communicate professionally with owners, residents, contractors, Board members and Property Management.
- Reliable transportation.
- Able to perform the physical requirements of the position, including walking, climbing stairs and routine cleaning and maintenance tasks.
Experience in the skilled trades or multi-residential property maintenance is considered an asset. Preference may be given to candidates with First Aid/CPR, WHMIS, Working at Heights, Ontario Worker Health and Safety Awareness training, or other relevant maintenance and safety certifications.
Candidates who do not currently hold all preferred certifications but are willing to obtain required training may also be considered.
Pay: $28,000.00 per year
