Overview:
The Avison Young Vancouver office is seeking a Junior Financial Analyst/Underwriter who will complete financial and real estate underwriting and analysis related to debt and equity markets. Candidate will work collaboratively with and provide support to the Debt and Equity Finance / Mortgage Services team.
The base salary is aligned with market data and is estimated to be between $50,000 to $55,000 with the ability to achieve additional compensation through a bonus. This salary range reflects base compensation for the position across all Canadian locations. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity. This posting is for an existing vacancy withing our organization.
Responsibilities:
- Perform financial analyses, including cash flow projections, valuation models and sensitivity analyses

Produce financial models (using Argus and Excel) of varying complexity, including but not limited to detailed cash-flow/pro-forma projections, development models, and equity waterfalls

Gather and evaluate economic, demographic and real estate market data for input into project specific deliverables

Identify, analyze and support the implementation of debt/equity broking opportunities

Assist with the daily management and workflow of the production pipeline

Work with and interact with lender credit teams, customer support unit and closers

Work with broker lead and support customer(s) in a timely, professional, and detailed manner

In partnership with senior team members, evaluate creditworthiness of borrowers and their ability to repay loans to support credit decisions

Assist in developing AY’s profile in the market by identifying marketing opportunities, including conferences, speaking engagements and networking

Oversee financials used to underpin the loan application processes ensuring accuracy and robustness

Maintain current and fluid knowledge of regulations and adapt to changes quickly
- Evaluate lending options to determine the optimal structure of the loan or alternative products
- Maintain an ongoing understanding of credit quality requirements of lenders to ensure loan applications meet or exceed corporate credit quality parameters

Assist in reviewing legal documents such as leases, loans, and engagement letters

Prepare proposals and offering materials for new or existing assignments and pursuits utilizing effective work planning capabilities

Assist with preparation of presentation and pitch materials for new business pursuits

Prepare research pieces for special events and presentations

Conduct market surveys including sales and lease comparables
- Assist in supporting the growth of the mortgage services business through existing contacts and Avison Young clients

Assist in ad-hoc work as required
Qualifications:
- Bachelor’s Degree preferably in Economics, Business Finance and/or Real Estate with a strong record of academic achievement and demonstrated quantitative skills

Strong understanding of financial concepts

Ability to analyze qualitative and quantitative information and translate into strategic deliverables

Understanding of real estate fundamentals, economic metrics and research processes

Superior grammar and business writing skills

Strong proficiency in Excel and PowerPoint with experience in Argus considered an asset

Attention to detail and ability to work on multiple projects simultaneously

Ability to work independently and within a team on a wide variety of projects

Ability to multi-task, work successfully under pressure and effectively manage time and workload

Advanced internet research capabilities

Familiarity with construction processes and terminology / on site field experience

Recent work experience in commercial real estate would be considered an asset
