Owner/ Occupied building is seeking a reliable, professional live-in superintendent to maintain our well-kept 48-unit, non-smoking, cooperative apartment building. Working closely with the Property Manager and Board of Directors, you will help ensure the building, grounds, and common areas remain clean, safe and well maintained.
Key Responsibilities
- Clean and maintain all interior and exterior common areas according to daily, weekly, and seasonal schedules.
- Perform routine inspections of the building and identify maintenance needs.
- Complete minor maintenance and repairs, including painting, drywall patching, basic plumbing and hardware repairs, and other small maintenance tasks.
- Monitor the condition of the property and report deficiencies promptly to the Property Manager.
- Coordinate and oversee contractors performing work on the property, including snow removal, ensuring parking areas are cleared of vehicles when required.
- Maintain the appearance of the building and grounds to a high standard.
- Respond professionally to resident concerns and communicate effectively with Shareholders, the Board of Directors, contractors, and the Property Manager.
- Assist with other maintenance or operational duties as required.
Qualifications
- Experience in residential building maintenance and cleaning.
- Ability to perform minor repairs and recognize when specialized contractors are required.
- Working knowledge of building systems and general maintenance practices.
- Strong organizational, communication, and customer service skills.
- Ability to work independently and manage priorities.
- Basic computer skills, including email, Microsoft Office, and text messaging.

Schedule
Monday to Friday, day shift (20 hours per week), with occasional on-call responsibilities, overtime, and weekend work as needed.
