RESIDENT BUILDING MANAGER
Gorham Real Estate/Fredericton Rentals Ltd. is currently seeking talented individuals interested in a RESIDENT BUILDING MANAGER position for blocks of apartment buildings located on the South Side of Fredericton. This full-time position is ideal for a couple who are looking for flexible employment.
Summary of the Position:
Our Resident Manager will take initiative and help anticipate problems before they occur. They will be the eyes and ears of the Property Manager. They will be able to communicate effectively with tenants, visitors, other staff and contractors. They will have the full responsibility of maintaining the day-to-day cleanliness of their assigned properties, complete administrative tasks, as well as perform light maintenance to ensure the buildings are always looking their best. Tasks include common area cleaning, minor maintenance, trash and snow removal, on-call coverage & emergency response, utilities troubleshooting, notice delivery, inspections, and tenant relations. All candidates must have strong technology skills to utilize our company work order software
Resident Building Manager Responsibilities and Expectations:
- Daily Property Liability Checks - including interior building inspections, exterior ground inspections and safety system checks
- Removal of trash and debris from the properties daily
- Preventative Maintenance - including property specific annual tasks
- First Responder - including after- hours and weekend on call and emergency response to every tenant request. If unable to solve the problem, a request for assistance can be made.
- Move-In Coordination and Inspection - conduct unit and building orientation with all new tenants
- Common area light maintenance tasks / Common area maintenance work order submissions
- Occupied apartment light maintenance troubleshooting and repairs
- Contractor Liaison - including coordinating access with tenants, unlocking doors and cleaning up after subcontractors complete their work
- Entrance and walkway snow shovelling and salting / sanding
- Coordinating vehicle removal during major snow storm parking lots clean-ups
- Seasonal walkway maintenance including sweeping and weeding
- Gardening / Flower maintenance
- Tenant relations
- Notice delivery and on-site tenant communication
- Rent collection as required
- Utility consumption inspections
- Apartment showings
- Misc. administrative tasks
Reporting Responsibilities:
- Weekly accountability reports
- Monthly liability reports
- Snow / sanding logs in the winter season
- Maintenance work order creation
- Signing off assigned work orders in real time
Skills and Qualifications:
- Have a minimum of Grade 12 education
- Be computer literate (comfortable using email, work order programs, payroll programs, spreadsheets, etc.)
- Have a professional and neat appearance
- Have a strong work ethic
- Good troubleshooting abilities
- Emotional maturity
- Be able to communicate confidently both written and verbal in English
- Commercial cleaning experience
- General maintenance experience
Requirements:
- Live in one of the properties which you are managing
- Clean criminal record check prior to commencing work
- Be in good physical condition to handle snow shoveling and a backpack vacuum
- Personal vehicle available for work purposes
- Be capable of providing at least three references, at least two of whom should be previous employers
- Able to respond to emergencies within 30-45 minutes of the call, 24 hours a day / 7 days a week (not including pre-booked vacation or coordinated coverage)
